The Director of Marketing is responsible for the creation and implementation of the marketing and advertising strategy for all managed assets.
This position oversees all marketing efforts by coordinating and executing the marketing for each asset from start to finish, including but not limited to a full marketing budget for each asset, online advertising, social media, preferred employer campaigns, public relation efforts, community websites and sales and lead generation.

Specific Duties & Responsibilities :
- Collaborates with upper management on the objectives for Garrett Management and helps to determine how best to achieve budgeted goals, such as physical and economic occupancy, marketing, expense control and lease up stabilization.
- Expert knowledge of all relevant markets, including but not limited to, direct local and product competition, rent levels, amenity preferences, the general housing market, the job market, and neighborhood demographics.
- Create an exemplary customer experience for all future and existing residents at each community.
- Develop a full-scale Marketing Plan for each asset.
- Interacts with developers to help determine resident needs within certain markets.
- Leads, develops, and coordinates onsite team members to reach their fullest potential.
- Ability to read, analyze, interpret and write required reports, correspondence and policy / procedure manuals.
- Prepare and manage the marketing budget, ensuring effective allocation of resources.
- Track and analyze the performance of marketing campaigns.
- Oversee the maintenance and content of updates of the community’s website.
- Oversee the creation of marketing materials such as brochures, flyers, website content, and social media posts.
- Conduct comprehensive research and deliver strategic recommendations on the most effective advertising platforms to ensure optimal success.
- Be in constant and never-ending improvement and development of yourself.
- Extensive property management experience with new construction and lease-ups.
- Proven self-starter with internal drive to work on initiatives and goals with little prompting.
