What this Position Does : Maintain efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance.

The Day-to-Day Responsibilities This Person will be Overseeing :

  • Perform general and higher level maintenance service such as : plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
  • Respond on a timely basis to resident service requests, and notify management upon completion of service requests or of pending work due to back ordered supplies.

Be available to work on an on-call basis. Report unusual or extraordinary circumstances regarding the property or residents.

  • Keep pools, fountains, hot tubs, and other amenity areas in clean and operable condition.
  • Conduct 17-minute inspections as required, per policy and participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections.
  • Perform routine maintenance punch on vacant units prior to new resident occupancy.
  • Clean work area, tools and equipment. Care, maintain, and inventory all supplies and equipment owned by the property and / or the management company.
  • Adhere to OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Maintain the required property uniform and ensure a professional appearance at all times.
  • May perform make ready and or porter duties as required, based on property size.
  • Miscellaneous duties as required.

Qualifications Involved with the Position : To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

The requirements listed below are representative of the knowledge, skill, and / or ability required.

What Education and / or Experience You Will Bring to the Table : High School diploma, or general education degree (GED);

EPA Freon Certified (type 1 and 2 or Universal); 3-5 years related experience and / or training.

Communication Skills Involved with the Position : Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Ability to write routine reports and correspondence and effectively communicate with residents, vendors, and contractors.

Computer Skills and / or Office Equipment Knowledge : Working knowledge of calculator, copy machine, fax machine, telephone, and email system.

Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight, measurement, volume, and distance.

Analytical Abilities this Person Will Bring to the Table : Ability to apply common sense understanding to carry out detailed written or oral instructions.

Ability to independently and effectively solve problems.

Physical Demands Required : While performing the duties of this job, the employee frequently is required to walk, climb or balance, and talk.

The employee is frequently required to sit, stoop, kneel, squat, and crawl. The employee must frequently lift and / or move 25 pounds or more and, on rare occasion, move more than 100 pounds.

Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

Corporate Work Environment : While performing the duties of this job, the employee may be exposed to outside weather conditions.

The employee is exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, and risk of electrical shock.

The noise level in the work environment is usually moderate.
