Position Summary

The Project Manager / Estimating Manager will assist with the bidding of construction projects by preparing conceptual and hard dollar estimates, proposals for current and new projects, as well as solicit subcontractor bids.

This position will review and verify accuracy and completeness of all project documents received and performs, quantity take-offs, constructability review, and value engineering analysis for all projects received.

This will play a key role in departmental initiatives and improvements. The Estimating Manager shall ensure that project objectives are accomplished with prescribed cost parameters and time frames.

Will work closely with all areas of the business, but mainly be focused on the high end residential team with estimating / management.

Responsibilities

  • Work closely with senior leadership (and project team) to prepare accurate bid proposals.
  • Assist with final assembly of estimate for presentation to owner.
  • Subcontractor solicitation during bidding process. Work through qualifications and develop detailed scope sheets for both Subcontractor work and Self-perform work.
  • Use management skills and carpentry background to estimate self-perform carpentry as well as track costing during the work including development of change orders.
  • Aid field operations with change order pricing.
  • Review of the construction documents for value engineering as directed by Project Exec.
  • Preparation and pricing of value engineering items as directed by Project Exec.
  • Supervise all estimating and also assists in the training of estimators and / or project engineers on estimating process.
  • Maintain master subcontractor / vendor lists by trade. Solicit additional capable subcontractors.
  • Provide technical assistance with project managers in negotiating contracts, change orders, etc. as required. Assure smooth handoff of estimate, bidding information, drawings, specifications, etc.

  • Ensures proper internal controls and maintenance / development of the organization's historical estimating records for all entities
  • Maintain and develop historical data for unit prices.
  • Performing quantity take-offs to develop in-house budgets to review against bids from subcontractors.
  • Develop General Conditions for review with Senior Management and Project Team
  • Will serve as a mentor to others including Project Managers, Assistant Project Managers, Project Engineers, etc.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture or a related degree and / or more than 3 years of experience with high end luxury residential projects
  • Minimum of 3 years of estimating experience within a construction organization
  • Experience managing people, including evaluation and coaching is highly preferred but not required
  • Conceptual ability to work with minimum information
  • Excellent verbal and written communication skills
  • Technical-demonstrates the ability to perform mathematical calculations and possesses proficient data entry skills.
  • Strong estimating computer skills to include Microsoft Office, Excel, estimating database software, and Onscreen takeoff.
  • Full understanding of general contracting bidding requirements.
  • Experience in attending Pre-Construction Meetings.
  • Excellent decision making / problem solving skills.
