Residential Unit Turn Technicians complete regular inspections and minor repairs while equipment around the property is still functioning properly.
The goal of preventative maintenance is to prevent expensive system failures and repairs before they happen. Identifying problems early helps keep maintenance costs lower and reduces the risk of accidents.
This role ultimately aims to prepare candidates for the Maintenance Technician position.
Essential Job Functions & Associate Tasks
- Schedules, prioritizes, and ensures timely completion (48 hours) of all assigned work orders.
- Completes inspections of multi-family housing unit systems, such as, gutter inspections, water softener check, smoke detector check, hot water heater unit checks, etc
- Perform routine maintenance and upkeep of outdoor areas, including landscapes, gardens, and lawns.
- Escalates work orders to Maintenance Technicians or Supervisors, as appropriate. .
- Prepares vacant units as assigned.
Communication
- Interacts with residents, vendors, and fellow employees in a respectful and professional manner, treating others with dignity and empathy.
- Works with management to ensure all activities are conducted in compliance with applicable local, state, and federal laws.
Safety
- Follows all company safety policies and local, state, and federal regulations.
- Inspects equipment before each use; uses personal protective equipment when necessary.
Minimum Preferred Requirements
- High school graduate or equivalent.
- 2-year Technical Degree or equivalent work experience.
- 0 6 month apartment / building maintenance or equivalent experience.
- Intermediate computer skills include the ability to send & receive emails, enter hours worked on internet-based system and access / perform data entry in Microsoft Office products including Microsoft Excel.
- Ability to communicate effectively both written & orally.
- Good interpersonal skills.
- Valid driver's license.
- Access to reliable transportation.
- Must be able to work on call; weekends as scheduled; must be available for overtime as needed.
