RESPONSIBILITIES :

As the Project Coordinator, you will be responsible for managing the schedule, budget, quality, and safety of the projects.

You will work closely with the Superintendent and report to the Senior Project Manager / Project Executive / Vice President.

• Oversee the bidding, negotiation, award, and drafting of subcontract agreements.
• Ensure compliance with contract and subcontract agreements.
• Supervise project planning and management, adhering to contract requirements, budgets, and schedules to achieve timely and within-budget completion;

collaborate with the pre-construction team during project development.

• Review and evaluate project documentation related to planning, site investigation, design, construction, change orders, and contract administration.
• Maintain job cost reports, budget, and schedule controls.
• Provide assistance and support to Superintendents in fulfilling their responsibilities.
• Attend project-related meetings with Owners and Field staff; promptly report any issues to Senior Project Manager / Project Executive / Vice President.
• Record and distribute meeting agendas and minutes to all attendees.
• Enforce safety protocols with Safety Director
• Coordinate pay application process with Accounting and ensure timely payment
• Manage and approve submittals, RFI’s, PCO’s, and material procurement.
• Review submittals for compliance and coordination
• Ensure high-quality work by crafts, suppliers, employees, and contractors

REQUIRED QUALIFICATIONS :

• Bachelor’s degree plus a minimum of five (5) years’ related experience or an equivalent combination of education, training, and / or experience
• Extensive experience overseeing multi-family apartment unit construction from sitework to project completion and management turnover.
• Proven expertise in multi-family wood framing construction is a REQUIREMENT .
• Thorough knowledge of construction cost, scheduling, cost estimating, purchasing, engineering principles and techniques, building codes, and accounting principles
• Experience with various delivery methods such as General Contracting, CMAR, and Design / Build
• Excellent written and verbal communication skills; proficiency in Microsoft Office suite
• Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedules
• Strong leadership and interpersonal skills

EXPERIENCE REQUIRED :

• Minimum of 5+ years of recent experience as a Project Manager for a Multi-Family General Contractor
• Minimum of 5+ years of recent experience in wood frame construction
