Position Summary

The maintenance lead is the expert on all physical and mechanical aspects of the property. The maintenance lead provides guidance and direction to the maintenance staff, joining in to perform any tasks necessary to maintain the physical aspects of the property.

Ongoing Essential Duties

  • Enthusiastically embraces the company culture, assures that the property is maintained to the highest of standards, and strives to provide the best possible living experience to our residents
  • Understands that this position contains a substantial customer service component that requires professional appearance and behavior at all times and effectively communicates and insists on these expectations to the maintenance staff
  • Assures that all maintenance team members (including maintenance lead) follow established dress code policy, including wearing proper uniforms and name badges as required
  • In conjunction with the Community Manager, helps to organize the team to complete all work orders, unit turns, and additional projects quickly and efficiently
  • Drives the maintenance staff to reach established goals concerning unit turns, work order completions, and community appearance
  • Assures that all maintenance staff is utilizing the property management software and mobile maintenance app to receive, log, and complete work orders as assigned
  • Insists on excellent communication from the maintenance staff, guarantees responsiveness
  • Manages the maintenance staff and what each staff member is tasked with throughout the day
  • Periodically inspects the work of other maintenance team members, providing corrective guidance when needed
  • Provides technical support to maintenance staff as needed, including for after-hours emergencies
  • Shares responsibility for after-hours emergency service, taking calls as needed
  • Works with vendors to ensure that all work is being completed well and timely and that vendors are adhering to community guidelines of behavior and cleanliness
  • Keeps all maintenance areas clean and orderly including the shop, garages, mechanical rooms, and storage areas.
  • Manages expenses, especially the pricing of needed parts and vendor services, and works with Community Manager to offer cost effective solutions
  • Maintains all vehicles and equipment, assuring that all are functioning, safe, and clean
  • Maintains parts and supplies inventory, stocking so that appropriate materials are on hand to complete work orders and unit turns, works with community manager to stay well-supplied while adhering to budget guidelines
  • Supervises the maintenance of pool and hot tub (if applicable), ensuring that the areas are clean and that all health / safety requirements are being met
  • Remains abreast of preventative maintenance schedules so that all preventative maintenance tasks are completed as required
  • Understands limitations and is willing to ask for help when needed
  • Strives to improve knowledge of the property, its systems, and general operations and displays an eagerness to grow professionally
  • Other duties as assigned

Requirements :

Required Skills / Abilities :

  • Customer service focus
  • Attention to detail
  • Ability to act independently and make decisions
  • Ability to lift heavy equipment and appliances using proper tools and safety equipment
  • Budgeting experience preferred
  • Flexibility to work weekends, overtime, and in cases of emergencies

Supervisory Responsibilities :

This position has supervisory responsibilities

Education and Experience :

  • Valid driver's license required
  • 2+ years of prior maintenance experience
  • 2+ years of prior management experience
  • HVAC, plumbing, and electrical certifications are desired

Physical Requirements :

  • Must be able to lift up to 50 lbs repetitively
  • Must be comfortable working outdoors in various weather conditions

Compensation details : 30-35 Hourly Wage
