JobSummary

This roleinvolves managing all aspects of preconstruction bid and awardconstruction and closeout phases for assigned projects.

Responsibilities include coordinating with public agencies managingproject budgets and schedules reviewing contractor activitiesnegotiating change orders and ensuring compliance withspecifications.

The ideal candidate should have at least 8 years ofprofessional experience in project / construction managementparticularly for commercial and educational facility construction.

Preferred qualifications include experience with BuildingInformation Modeling (BIM) LEEDcertified projects and familiaritywith the Division of State Architects (DSA) process.

Job Responsibilities andDuties

  • Managesoversees and coordinates all facets of the preconstruction bid andaward construction and closeout phase of all assignedprojects
  • Reviews preconstruction documents andsubmits comments to Designer as necessary
  • Plansorganizes and prepares reports to upper management with respect tothe status and / or progress of theprojects
  • Coordinates with all pertinent publicagencies during preconstruction and construction to comply with alloffsite work coordinates with various District and Projectstaff
  • Manages both the project budget andschedule to meet the Districts qualitative standards; monitors theproject budget on a monthly basis and ensures that the budgetaccurately reflects the projectstatus / progress
  • Manages daily activities of thecontractor reviews contractors construction schedules andsubmittals and coordinates responses to the contractors inquiriesthru the Requests for Clarifications (RFC) and other relateddocuments
  • Reviews substitution submittals fromcontractors to ensure specification and / or District requirementsare complied with
  • Receives reviews andnegotiates Contractor Change Order Proposal(s) to achieve a fair& reasonable price in accordance with the GeneralConditions;

reviews and addresses any and all schedule impacts inaccordance with the project specifications in a timelymanner

  • Reviews the process and monitorspayments for the contractor architects engineers and any otherpertinent parties
  • Administers provisions ofProfessional Service Agreements between Architects and theDistrict
  • Coordinates District delivery ofrelated fixtures furniture andequipment
  • Monitors and manages project closeoutwith respect to project certification with the Division of StateArchitects (DSA) and project financial closeout
  • Performs other duties asassigned

MinimumRequirements

RequiredExperience :

Eight (8)years full time professional experience in the Project / ConstructionManagement

of Commercial and / orPublic / Educational Facility Construction with full responsibilityfor coordinating

complex projects with constructionvalues up to $2M or more

PreferredExperience :

a. Experience inutilizing Building Information Modeling (BIM)

b.Experience in Leadership in Energy and Environmental Design (LEED)certified projects and / or

the Collaborative for HighPerforming Schools (CHPS)

c. Experience with the Divisionof State Architects (DSA) construction / design / certificationprocess

RequiredEducation :

Graduationfrom a recognized college or university with a bachelors degree inArchitecture Engineering or ConstructionManagement
