GENERAL DESCRIPTION OF POSITION

The incumbent is responsible for helping safely maintain facilities and buildings in a condition of operating excellence at all times.

ESSENTIAL DUTIES AND RESPONSIBILITIES

GENERAL

  • Ensures regular and punctual attendance. Works extended hours, outside of regular schedule, as required by operational needs.
  • Works cooperatively, using positive communication to complete work assignments.
  • Takes initiative to complete work assignments in a timely manner, coordinating with other departments and personnel as needed.
  • Responds to emails, calls, and messages within a reasonable time, usually within 48 hours of receipt.
  • Provide support to other team members, as needed.

SPECIFIC

  • Takes precautions and follows all necessary safety rules and regulations in accordance with company, state, federal, and OSHA policies, including wearing and using appropriate PPE.
  • Troubleshoots breakdowns and repairs malfunctioning HVAC systems and components.
  • Performs routine maintenance and repair on HVAC systems on apartment units, houses, and office buildings.
  • Shares knowledge and provides on-the-job training and mentoring to Jr. Maintenance technician(s).
  • Performs preventative and routine maintenance on apartment units, houses, and office buildings.
  • Troubleshoots and performs minor routine plumbing, appliance, and electrical repairs.
  • Erects scaffolding / ladders, as needed, to gain access to difficult areas; move furniture and equipment as necessary.
  • Maintains a clean, orderly shop / work area, including any company-provided vehicle. Maintains company-provided tools and equipment in good working order.
  • Performs make-ready maintenance on vacant apartment units, houses, and office buildings in preparation for move-in or show.
  • Delivers notices / letters / newsletters / memos to property tenants, as needed.
  • Signs off on and return all completed work orders / service requests to assigned party.
  • Communicates problems / issues pertaining to general property upkeep and appearance to Property Manager or Supervisor.
  • Reports possible lease violations (including illegal activity) to the Property Manager, which may be discovered during the course of work.
  • Respects tenant, property, and company privacy by maintaining confidentiality. Likewise, sustains a professional level of decorum as it reflects and impacts the property and company.
  • Establishes and maintains excellent working relationships with outside vendors and service providers.
  • Reports issues related to maintenance of company vehicle to Maintenance Supervisor.
  • Responsibly handles emergency situations and after-hours calls, as needed.
  • Keeps time card accurate using web-based time clock, notifying Supervisor before leaving the work site.
  • Performs any other related duties as required or assigned.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. The requirements listed below are representative of the knowledge, skill, and / or ability required.

E DUCATION AND EXPERIENCE

High school diploma or GED. A related degree from an accredited college or vo-tech school (preferred). A minimum of 4 years related experience and / or training or equivalent combination of education and experience.

CERTIFICATIONS / LICENSURES

Must have valid driver's license and insurable as a driver under company's auto policy. Must have EPA Type II or Universal Certification.

HVAC-B license preferred

RESPONSIBILITY FOR FUNDS, PROPERTY and EQUIPMENT

Responsibility for property-owned equipment and tools including, but not limited to, gauges, power washers, paint applicators (spray or otherwise), power tools (saws, drills, etc.

and hand tools. Must provide own set of basic hand tools and gauges.

SUPERVISORY RESPONSIBILITIES

Frequent responsibility for supervising maintenance staff. May also direct work of vendors / contractors performing various services on-site.

COMMUNICATION SKILLS

Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals;

Ability to write routine reports and correspondence.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

CRITICAL THINKING SKILLS

Ability to utilize common sense understanding in order to carry out written, oral, or diagrammed instructions. Ability to deal with problems involving several known variables in situations of a routine nature.

SUPERVISION RECEIVED

Under general supervision where standard practice enables the employee to proceed alone on routine work, referring all questionable cases to supervisor.

PLANNING

Moderate responsibility with regard to specific assignments in planning time, method, manner, and / or sequence of performance of own work.

DECISION MAKING

Performs work operations which permit infrequent opportunity for decision-making of minor importance which would not affect the work operations of other employees and / or clientele.

MENTAL DEMAND

Moderate mental demand. Operations requiring almost continuous attention, but work is sufficiently repetitive that a habit cycle is formed;

operations requiring intermittent directed thinking to determine or select materials, equipment or operations where variable sequences may be selected by the employee.

ANALYTICAL ABILITY / PROBLEM-SOLVING

Moderately repetitive. Activities with slight variation using a definite set of processes or directions with some degree of supervision.

Choice of learned things in situations which conform to clearly established patterns and modes.

USE OF MACHINES, EQUIPMENT, AND / OR COMPUTERS

Occasional use of non-complex machines and equipment (calculators, copy / fax machines, etc.). Frequent use of hand tools and power tools (drills, saws, etc.)

Probable errors of internal and external scope would have a major effect on the operational efficiency of the organizational component concerned.

Errors might possibly go undetected for a considerable period of time, thereby creating an inaccurate picture of an existing situation.
