Maintenance Operations, a branch of the Facilities Operations and Maintenance Division, provides comprehensive maintenance services in support of the University’s operations.

215. Applications will be reviewed online by the hiring department. This is a 40 hour work week. Swing shift hours 03 : 00 PM -11 : 00 PM with days rotating to include some weekends.

Additionally, this position is entitled to shift differential in the amount of $3,096 per year.

Purpose

Provide journey level technical skills associated with monitoring the campus wide Building Automation System (BAS) from a central campus control room.

Evaluate the BAS alarms and determine a response and resolution. This position also serves as the after-hours call center for all campus maintenance issues and provides emergency dispatch of personnel.

Responsibilities

  • Monitors the campus Building Automation System (BAS) for proper operation of building mechanical systems and respond to alarm conditions.
  • Analyzes computer generated and phoned in facility related problems, prioritizes and coordinates proper responses.
  • Handles normal and emergency phone calls as the after-hours call center. Dispatches technicians as needed. On occasion will need to be able to respond to crisis situations.

Creates accurate FAMIS Service Requests.

Provides timely and courteous customer service, keeps supervisors up to date on daily work order status to ensure clear, concise, and necessary communication channels are maintained and customer expectations are met.

Works in a professional manner. Communicates effectively with customers to understand their needs and expectations.

  • Performs work independently from written or verbal instructions and in accordance with established operating procedures to complete tasks in a timely manner.
  • Analyzes operating difficulties with building systems using troubleshooting and diagnostic techniques to identify equipment related issues.
  • Collects building automation system data. Runs reports, maintains historical logs, and software databases.
  • Programs building automation equipment for routine and event-driven facility equipment schedules.

Required Qualifications

Diploma (High School) or GED. Experience with HVAC equipment and operation. Basic computer skills (Outlook, Word, Excel).

Record information and communicate effectively. Must have a valid driver's license and an acceptable driving record.

Preferred Qualifications

Associates degree in a technical field or equivalent experience. More than three years experience of the required qualifications.

Experience at the University of Texas or in a university setting. Demonstrated excellent communication skills. Demonstrated excellent customer service skills.

Experience in a Call Center environment. Experience with computerized service request systems. Professional demeanor. Demonstrated ability to communicate effectively with the culturally and hierarchically diverse University community served.

Proven ability to work with a team of multi crafted trades people.

Driving Required

This job requires a class "C" operator's driver's license. The applicant selected must provide a current three-year driving record from the current state of residence.

If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident.

Salary Range

$44,720 + depending on qualifications

This is a swing shift position eligible for $3,096 annual shift differential pay.

Additional Working Conditions :

This position and associated job duties have been designated as essential during extraordinary and emergency situations when the university is closed.

Essential personnel must maintain contact with their supervisor and report to work as regularly scheduled unless directed otherwise.

Required to operate an electronic device such as an iPhone, iPad, or laptop / desktop computer to perform and fulfill time reporting and work management requirements.

Work management requirements include receiving work assignments, updating work orders, and other functions as required.

  • Working conditions found with electronic or computerized equipment.
  • May require to be stationed at a computer monitoring workstation for extended periods.
  • Drive University vehicles. Maintain acceptable driver rating as established in Policy : UTS157 Section 2.5.4.

Work Shift

40 Hour Work Week Schedule; Monday-Friday, Swing Shift 03 : 00 PM - 11 : 00 PM with days rotating to include some weekends.
