Land Development Project Manager
Job Responsibilities :
- Coordinate the entitlements and due diligence, including assisting in zoning and rezoning approvals, development agreements, sketch and preliminary plans, site civil construction documents, development permits, dry utility plan coordination, and recording plats.
- Manage all phases of project development process including managing the pre-development process, entitlements, design, construction, occupancy, quality control, staffing, and budget management,
- Assist with the community planning process, including site analysis, yield studies, land planning, landscape design, signage, and monumentation, amenity programming and planning, and common open space planning.
- Manage and oversee project progressing from concept development through construction, commissioning, and occupation. Every project must follow a standard and organized path from project initiation to project completion.
Be able to identify opportunities to expedite the process without compromising the goal or final product.
- Develop and maintain positive professional relationships with officials and employees of municipalities and agencies with jurisdictional control over community land development.
- Assist with the coordination, engagement, and management of all consultants, including Civil Engineer, Landscape Architect, Environmental, and Geotechnical Engineer, with Division Land Acquisition and Land Development Managers.
- Serve as liaison to all consultants, municipal and agency officials, and other trade partners, in the execution of planning and entitlement tasks.
- Manage scopes of work and compliance with schedules for consultants for all planning and entitlement tasks.
- Perform activities to support projects such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination and utility relocation / coordination.
- Ensure schedule and budget performance, while complying with federal, state, and local laws and regulations as well as client's policies and procedures
- Engage internal stakeholders and support project intent, desired outcomes in a manner that will support the planned construction activities.
- Assists in managing project finances and project controls including, monthly draws, cost to complete, budget reconciliation, cash flow projections, contractor invoices, program scheduling, monitoring compliance obligations, and exactions and bond exoneration processing.
Job Requirements :
- At least 5-10 years of experience in land acquisition, civil engineering, land development, project management and / or entitlement of residential subdivisions.
- Knowledge of the local real estate market and at least 5-10 years of real estate development experience.
- Bachelor’s degree in construction management, Civil Engineering, or another related field preferred.
- Familiarity with reading and understanding civil engineering construction documents.
- Proficient in Microsoft applications including Word, Excel, and Project.
- Comfortable with financial proformas and modeling.
- Excellent people skills, as well as verbal and written communication skills.
- Strong project management skills.
- Ability to schedule and manage numerous professional consultants efficiently and effectively.
