Primary Purpose :

Constructs, modifies, or repairs heating, ventilation, and air conditioning, and environmental controls systems. This employee may serve as the technical expert in one or more areas of heating, ventilation, and air conditioning fields.

Employees at this level review the heating and cooling requirements and make recommendation to achieve optimum system effectiveness and efficiency.

The employee is expected to resolve most problems. Work is performed independently under general supervision.

Qualifications / Skills :

Education / Certification :

  • High school diploma or equivalent. Two (2) years college preferred HVAC courses.
  • Valid current Class "C" Texas driver's license.
  • EPA Universal license Certified to handle CFC's under 40CFR, Part 82, sub part F.
  • Preferred Stationary Building Engineer License or ability to obtain within 12 months of employment.
  • Prefer HVAC license or electrical maintenance license with City of Houston or state; a positive asset but not a requirement.

Special Knowledge / Skills :

  • Considerable knowledge of heating, ventilation and refrigeration theory. Knowledge of how to set airflow on distribution systems.
  • Knowledge of how to set proper water flow on chill water and hot water systems. Knowledge of how to diagnose and repair commercial chillers and heat absorption units.
  • Considerable knowledge of the practices, methods, materials, and equipment used in the maintenance and repair of HVAC equipment.
  • Considerable knowledge of the design and operation of centrifugal, reciprocal, rotary scroll and screw compressors.
  • Considerable knowledge of low pressure comfort boiler operations and repairs including local and state operating requirements.
  • Working knowledge of electricity. Working knowledge of the design and operation of pneumatic and digital control systems.
  • Ability to work well with peers and supervisor.
  • Ability to communicate effectively with district employees and community.
  • Proficiency in the use of specialized test and processing control equipment, including computer workstations involving HVAC programming, laptops utilized to download control programs, trouble shooting of computer process boards on various brands of cooling and heating equipment.
  • Capable of making independent, on the spot, "safe to operate" decisions regarding safety of students, staff and, the public.

Experience :

Minimum ten (10) years experience required in general HVAC service and Industrial equipment.

Major Duties and

Responsibilities :

Maintenance and Repair :

  • Overhaul large reciprocal, centrifugal, rotatary scroll and screw compressors.
  • Troubleshoot and repair complex chiller or control problems, determines parts needed and work procedures.
  • Analyze HVAC system requirements recommending new systems or modifications.
  • Research new equipment or procedures for possible adoption and use.
  • Set heating, air conditioning, ventilation and environmental control equipment into place.
  • Repair, replace, or calibrate controls, thermostats, switches, fuses, and electrical wiring.
  • Conduct energy management conservation surveys to realize most efficient, cost-effective use of HVAC energy.
  • Receive and complete work orders. Select materials and hardware and generate time, materials, and job estimates.
  • Maintain accurate records on material and labor used. Maintain inventory of district-owned tools, equipment, and materials.

Inspect and run projections.

Work with building principals and supervisors to complete projects. Detect needed repairs on equipment following established inspection and walk through procedures.

Respond to emergency calls during regular hours and after hours.

Safety :

  • Operate tools and equipment according to established safety procedures.
  • Ensure that equipment is in safe operating condition.
  • Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.
  • Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.
  • Perform preventive maintenance on tools and equipment.

Other :

  • Adhere to all federal, state, and municipal laws, regulations, or codes and local board and departmental policies.
  • Complete daily man-hour logs and other required documentation.
  • Act as Project Lead person and point of contact, assist with new construction issues, assist energy operator, and work with city and village inspector when requested.
  • Possible to be on-call for afterhours, weekends, and holidays.
  • Perform other duties as assigned.

Laptop, meters, gages, welding equipment, ladder, hoist, hand and power tools, pipe bender, and propane torch. Light truck or van.

  • This position requires regular in-person interaction with the public.

Physical Demands :

  • Ability to perform extensive physical and repetitive activities, including but not limited to continual standing, walking, stooping, kneeling, balancing, crawling, pushing, pulling, bending, reaching, carrying, climbing (ladder) and driving truck or van.
  • Moderate lifting and carrying up to 105 lbs.
  • Working hours may be modified at the discretion of supervisory personnel.
  • Frequent district wide travel.

Environmental Factors :

Work for continuous or extended periods exposed to, but not limited to the sun, heat, cold, poor weather conditions and / or mechanical room or equipment noise.
