JOB DESCRIPTION SUMMARY :
The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident.
The Maintenance Technician responds to our resident's service needs and is instrumental in helping deliver superior customer service to our residents.
The Maintenance Technician is responsible for maintaining and repairing physical structures, systems, and equipment within the property.
This includes performing routine maintenance tasks, troubleshooting issues, and ensuring that the property remains safe, functional, and aesthetically pleasing for residents and staff.
ESSENTIAL JOB RESPONSIBILITIES :
Routine Maintenance, Work Orders, Unit Turnovers Repairs :
- Perform regular inspections and preventative maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Reports any maintenance concerns on vacant units, and common areas to Manager.
- Performs all duties as assigned, in a timely manner.
- Delivers superior customer service and represents the company in a professional manner at all times.
- Complete work orders efficiently and document all maintenance activities.
- Respond promptly to work orders and perform repairs on various building systems, including but not limited to plumbing leaks, electrical malfunctions, HVAC issues, and appliance repairs.
- Diagnose and repair mechanical, electrical, and plumbing issues in a timely manner.
- Ensure all maintenance work adheres to safety regulations and guidelines.
- Unit Turnovers : Prepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience
- Collaborate with other team members, site managers, and external contractors as needed to address maintenance and repair tasks.
- Provide clear and concise reports on maintenance activities and status updates.
- Work closely with the property management team to ensure that maintenance needs are communicated and addressed efficiently.
Customer Service :
- Provide excellent customer service to residents by addressing their maintenance concerns promptly and professionally.
- Responds to resident requests in a timely manner and with a professional attitude.
Safety & Compliance :
Ensure that all maintenance tasks are performed in compliance with local, state, and federal regulations, particularly regarding health and safety standards.
Grounds Maintenance :
Maintain grounds, common interior areas, exterior grounds, including landscaping, and trash removal, to ensure the property remains clean and well-kept operational, and safe for our residents.
Emergency Response :
- Be available for on-call emergencies and respond to after-hours maintenance requests as needed.
- On call scheduling may be required to respond to after hour emergencies.
- Address emergency repairs promptly to minimize downtime and safety risks.
Inventory Management :
- Monitor and maintain inventory of maintenance supplies, tools, and equipment, ensuring that all necessary materials are available for timely repairs.
- Maintains all safety procedures and safeguards all company tools and equipment.
- Maintain an organized inventory of spare parts, tools, and supplies required for maintenance and repairs.
- Track inventory levels and request restocking when necessary, with supervisor prior approval
Documentation :
Keep accurate records of maintenance activities, tasks, inspections, and repairs performed, ensuring that all documentation is up to date and accessible and to meet compliance standards.
Continuous Improvement :
- Identify areas for improvement in maintenance processes and suggest solutions to enhance efficiency and effectiveness.
- Conduct regular inspections of equipment, systems, and facilities to identify and address maintenance needs promptly.
- Perform preventive maintenance tasks on HVAC systems, electrical systems, plumbing, and building structures. Replace or upgrade components and systems as needed and / or ensure it is handled by a vendor.
Education :
- Knowledgeable of state, local, and federal fair housing laws.
- Attends and participates in training programs as required by Retirement Housing Foundation
Other :
- Achieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and / or attendance issues to immediate supervisor.
- Operate various tools and equipment, such as power drills, saws, and testing devices, to perform maintenance tasks.
IMPORTANT EDUCATION
High School Diploma, GED, Trade, Technical, or Vocational school preferred.

1+ years of related experience
Compensation :
Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget.
The start of the salary range is typically associated with the minimum experience required.
The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position in Pasadena, California is $23 per hour.
