This is a non-supervisory position under the direction of the Chief Engineer. Performs building maintenance and repair utilizing several building trade skills.

The engineer is responsible, with guidance from the Chief Engineer, for all HVAC systems and related equipment, including pumps, motors, fans, drives, starters etc.

Building systems including electrical, plumbing, emergency power, fire systems and burglar systems. The engineer is responsible for all modular and standard furniture in the building, as well as door locks and a variety of audio-visual equipment.

The scope of the engineer’s duties is not limited to the above-listed responsibilities.

Duties :

  • Engineer is responsible for the safe and efficient operation, maintenance and repair of all building systems.
  • Responds to the corrective needs of building equipment and system components and assists in the continuous operation, maintenance and running repair of equipment used.
  • Identifies system problems and takes action to resolve them in consultation with the Chief Engineer.
  • As assigned, takes corrective action to maintain facility’s systems components, including repairs, equipment upgrades and installation, and maintenance on the heating and cooling systems.
  • Uses trade skills to perform assignments; makes estimates of time and materials necessary for the repairs and reports these estimates to the Chief Engineer.
  • Engineer is responsible for systems which include, but not limited to, HVAC & associated equipment, plumbing (repairs or replacement of fixtures and drain cleaning), electrical systems, branch circuits and lighting, life-safety, fire systems, alarm and sprinkler, and emergency power / generator.
  • Installs and changes locks and maintains ledger of key assignment.
  • Installs and repairs plumbing, lighting fixtures and other electrical apparatus.
  • Participates in moving and installing machinery, equipment, and furnishings.
  • Practices certified safety measures to ensure work is performed without injury to self or staff.
  • Follows all standard safety precautions to ensure a safe work environment for themselves and other employees.
  • Performs equipment operational checks and adjustments throughout the shift.
  • Work tickets, preventive maintenance and repairs will be done daily.
  • Oversight of contractors required as needed.
  • Performs related duties as assigned.

Requirements : Education and Experience

A high school diploma or equivalent GED and a Universal CFC certification and five (5) years’ experience as an engineer operating and maintaining office building systems, be a member in good standing with Engineers Local 99 or be willing to join Local 99, or any equivalent combination of education and experience that provides the following knowledge, skills and abilities :

Skills Requirements :

  • Possession of a DC Third class Steam Engineers license from the District of Columbia.
  • Experience with building systems including HVAC, plumbing, electrical, hot water boilers, and life safety systems.
  • Knowledge of air conditioning systems and the ability to troubleshoot and repair as needed.
  • Ability to troubleshoot pneumatic and digital HVAC controls.
  • Ability to make estimates of time, materials, labor, and equipment for use in maintenance and repair work.
  • Ability to read schematics, blueprints, and sketches.
  • Knowledge of occupational hazards and safety precautions involved in building maintenance.
  • Oversee construction projects, usually on Saturday or during the week after building closes.
  • Ability to use a multi-meter to troubleshoot electrical systems, including motor starters, control circuits, lighting circuits, and HVAC systems.
  • Experience with office building plumbing systems, repair flush valves, faucets, and clear stoppages with a k-50 snake.
  • Familiar with life safety systems. Including emergency power, emergency public address systems, fire systems and burglar alarm systems.
  • Available to be on call and respond to issues 24 hours per day, every other week.
  • Ability to cover both shifts when the Chief Engineer is on leave.
  • Available to work late at night and on weekends when needed.
  • Ability to communicate effectively both orally and in writing.

Driving & Work hours

  • A valid driver’s license prior to appointment and during tenure of employment.
  • Extended work hours, weekends and holidays may be required.
