We are opening up a new position for a Director of Real Estate to help us expand our footprint in the market!
We are looking for a Director Of Real Estate as a key leader within our small, yet mighty team. The Director of Real Estate will be responsible for leading the way with new locations.
We have robust plans for growth and this person will need to hit the ground running.
This position is remot-based. Our candidate's preferred location will be within a drive-able, commutable distance to our a home base in Hillcrest, San Diego, CA, Knowledge of the southern California real estate market is a must and our preference is that our candidate reside in either Orange County or San Diego County.
The position will report to our Chief Development Officer.
The Director of Real Estate will work alongside our team to build out the company's new location pipeline. The candidate will be responsible for the expanding the market be responsible for all real estate activities.
The position includes managing 3rd party brokers, identifying key areas we should build and develop, locating new sites, negotiating letters of intent, and leases.
Better Buzz Coffee is a San Diego based USDA Organic Certified Coffee Roaster with many current locations and growing throughout southern California, Nevada and Arizona.
We source and roast all our coffees and we are dedicated to our purpose of providing the Better Buzz experience by fueling each day with exceptional coffee and food in an inspiring environment.

Responsibilities : The Job :
The Job :
Work alongside brokers and landlords to reach goals on-time
Develops and maintains relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed development projects
Responsible for new retail and commercial real estate opportunities to support the growth
Vet and filter potential site opportunities
Analyze market through constant travel and presence in the markets to determine feasibility and site availability
Negotiate letters of intent and leases, communicate with internal and external contacts, and oversee the execution of the development process
Organize & maintain a pipeline report that includes key metrics, current status
Direct lease, ground lease and purchase negotiations to minimize costs
Conduct the financial analysis necessary and negotiate with the tenant to obtain optimal terms
Obtain the necessary third-party support (architects, engineers, etc.) to ensure the seamless execution of development
Track all milestones and costs to continue optimizing through subsequent projects
Seek necessary third-party support to determine the highest and best use of the larger-scale assets, while remaining mindful of costs
Qualifications :
Bachelor’s degree preferred. Work experience may be a substitute for secondary education
Experience in a high-growth, multi-location business within the food services or hospitality industry a plus
Excellent interpersonal communication skills
Southern California real estate market experience
Travel required to seek out potential sites
