Maintenance Manager

Position Title : Maintenance Manager

Reports To : Director of Operations

Location : Bradford Evolve Health Services

Travel : Some travel required

Primary Purpose : As a member of the Bradford Evolve Health Services Operations Team, the Maintenance Manager is committed to supporting the organization's mission of "partnering with families in meeting the challenges of life.

This position is responsible for the implementation of the Bradford Evolve Preventative Maintenance Program, performing general maintenance repairs, and ensuring physical plant safety throughout the facilities.

Qualifications / Skills Needed :

• High School Diploma or GED required.
• Preferred : 2 years of general maintenance work experience in a public facility.
• Knowledge of minor electrical, plumbing, HVAC, and general facility maintenance repairs (not requiring a trade license).
• Experience with small appliance repairs and carpet / tile floor maintenance.
• Familiarity with safety regulations in public facilities.
• Strong verbal and written communication skills.
• Flexible work schedule with 24-hour availability for emergencies.

Key Responsibilities :

• Implement and document the Preventative Maintenance Program, including maintenance logs and system manuals.
• Maintain mechanical, plumbing, electrical, emergency call, sprinkler, and fire alarm systems.
• Oversee maintenance of building finishes, kitchen equipment, laundry equipment, building exteriors, furnishings, and landscaping.
• Prioritize and manage daily maintenance work orders, ensuring timely completion and sign-off.
• Conduct and document safety inspections, including emergency lighting, smoke detectors, and fire extinguishers.
• Perform and document monthly fire drills and semiannual evacuation drills.
• Ensure compliance with safety regulations for public facilities.
• Maintain floor coverings, including shampooing carpets and stripping / waxing floors.
• Handle and dispose of bio-hazard waste safely.
• Clean dryer vents and hoses, change air filters, and keep grounds free of litter.
• Perform minor repairs and monthly checks on appliances, including ice makers, refrigerators, freezers, dryers, washers, ranges, cooktops, dishwashers, disposals, and other small appliances.
• Conduct minor plumbing maintenance, including cleaning grease traps and de-liming water heaters.
• Replace light bulbs, touch up painted walls, and repair wallpaper tears and baseboards as needed.
• Manage inventory control, ordering, storing, and picking up maintenance supplies.
• Perform landscaping and lawn maintenance duties as assigned.
• Undertake other duties as assigned by the Executive Director.
• Be on-call 24 hours for emergency situations.

Physical Demands :

• The position is classified as HEAVY, requiring exertion of 50 to 100 pounds of force occasionally, 25 to 50 pounds frequently, and 10 to 20 pounds constantly to lift / move objects.
• Functional requirements include constant standing and walking, frequent lifting, carrying, pushing, pulling, stooping, bending, turning, and stretching.
• Requires finger and hand dexterity, visual and hearing acuity.
• Ability to understand and carry out written and oral instructions and perform basic mathematical computations.
