Floating Maintenance Technician Purpose :

As a Floating Maintenance Technician you will be assisting with different Thrive communities on a day to day basis. You will get exposure on lease-ups to stabilized and garden-style to high-rises.

The Maintenance Technician is to assist the Maintenance Supervisor and / or Maintenance Team in maintaining the physical integrity of the community, in a manner consistent with Thrive’s Values.

This involves ensuring a safe, secure, and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor.

In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

Floating Maintenance Technician Job Responsibilities :

  • Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
  • Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
  • Inspects and helps coordinate all needed make-ready repairs and services.
  • Assists in keeping grounds neat and free of litter.
  • Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
  • Contributes to a positive team environment and happy resident base.

Floating Maintenance Technician Qualifications :

  • Prior maintenance experience in property management strongly preferred, but not required
  • Proficient in unit turns and appliance repair is a plus
  • Excellent customer service skills
  • Strong team player
  • Willingness to learn and take initiative on tasks and projects
  • Weekends / listed schedule days are required
  • Must have valid driver's license and automobile insurance coverage

Physical Requirements

  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 66% - 100% of time is spent on feet.
  • Occasional need to bend / stoop / squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items)
  • Ability to lift / move / push / pull up to 25 lbs on occasion, frequent need to lift / push / pull up to 20 lbs
