Essential Duties :
- Develop / review project specifications and analyze design and performance standards; ensure goals are met by performing preliminary and final "punch lists" for projects and follow up on any deficiencies
- Create and oversee projects, associated with the acquisition and disposal of properties, design of space for new construction or renovations, review of bids, monitoring of construction / renovations, building code compliance
- Assist with FF&E, technology, move management, and occupancy
- Compile project scopes, budgets, and schedules
- Manage change orders and create PO's that align with CapEx budgets
- Read and understand documents defining project, including but not limited to agreements, leases, work letters, project charters, surveys, budgets, schedules, and drawings
- Procure and manage general contractors and subcontractors, and specialty vendors
- Oversee insurance losses through reconstruction, including administrative claim needs
- Evaluate, propose, and negotiate vendor and maintenance contracts to ensure full operation of all units and properties.
- Implements and manages inventory control and quarterly audits.
- Value engineering via creative problem-solving.
Preferred Skills and Education :
- 5+ years of professional experience in project management, preferably within operations, multi-family, and / or consulting.
- Bachelor's degree Preferred.
- Reasonable knowledge of plumbing, electrical, HVAC, flooring, appliance, landscaping, and roofing systems
- Meticulous and dedicated to careful planning and rigorous execution
- Ability to work in spreadsheets and commitment to learning new software skills
- Strong organizational and time management skills
- Ability to solve problems with success.
- Proficient with Microsoft Word & Excel.
- Professional verbal and written communication skills
- Demonstrate excellent customer service skills
- Always upholds the highest level of ethical behavior & integrity
- Must possess valid driver's license
