Maintenance Technician
Job Summary
The Maintenance Technician is a key part of the community's success. This individual is expected to provide exceptional service to the residents along with developing a rapport by being both knowledgeable and friendly.
Individual should have strong organizational and communication skills dealing with residents and staff members. Individual must be dependable, self-motivated and have at least, basic mechanical skills.
You should also have a positive attitude with a love to problem solve.
Job Description
- Responsible for the completion of all maintenance service requests as assigned
- Monitor and maintain all building systems
- Experience with electrical, plumbing and HVAC systems as well as painting, drywall repairs, and general carpentry, must provide own basic tools and tool bag
- Complete make-ready process of vacant apartments as directed by the Maintenance Supervisor and / or Property Manager
- Schedule and complete the "Preventative Maintenance Program"
- Render assistance to management on specific maintenance projects
- Assist in the monitoring of all work being performed by outside contractors
- Responsible for being on-call for emergency maintenance service and lockouts
- Complete ground works as directed by Maintenance Supervisor and / or Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas to help maintain great curb appeal.
Involves outdoor work-winter and summer
- Maintain an organized workshop and ensure there is an adequate inventory of maintenance parts and supplies
- Compliance with all company, federal, state, and local safety guidelines
- Maintain a professional and courteous manner will all residents, vendors, contractors, and fellow employees
- Ensure compliance of all work-related activities in a fair, ethical and consistent manner
- Assist with commercial space maintenance
- Perform other duties as assigned
Qualifications
- Valid Driver's License
- 1-2 years of Maintenance experience
Physical Requirements
Must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand / walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
