We are looking for a skilled and motivated Maintenance Technician to join our team at a centrally located office building in Wilmington, DE.
This role is perfect for someone who thrives in a hands-on environment and enjoys tackling a variety of tasks to ensure the property operates smoothly and efficiently.

Compensation :
- Salary Range : $45,000 - $60,000

Responsibilities :
- Perform general maintenance tasks including painting, caulking, HVAC repairs, lock and door / window repairs, electrical work, and appliance repairs.
- Handle preventative maintenance duties such as changing light bulbs, filters, and batteries.
- Complete suite repairs and address tenant service requests within a 24-hour timeframe.
- Coordinate deliveries with tenants and ensure smooth operations.
- Maintain the cleanliness and organization of the maintenance shop; remove garbage daily.
- Manage inventory by communicating supply needs to the Maintenance Manager.
- Regularly clean and deodorize garbage dumpsters; perform power washing as needed.
- Respond promptly to after-hours emergencies such as floods, fires, or power outages.
- Assist with snow removal to ensure property is accessible during winter conditions.
- Contribute to maintaining curb appeal by keeping the property’s exterior clean and organized.
Qualifications :
- Minimum of one year of experience in maintenance, construction, or related fields such as plumbing, electrical work, carpentry, or appliance repair.
- HVAC experience is a plus but not required.
- Strong communication skills with the ability to relay maintenance issues to the Maintenance Manager.
- Positive attitude and a proactive approach to daily tasks.
- Ability to lift up to 75 lbs. and perform physical tasks such as bending and stretching.
- Reliable transportation is required.
- Must be available for the full-time work schedule and for emergency on-call hours when necessary.
