Qualifications
- Technical degree or certification in building maintenance, HVAC, electrical, or a related field preferred
- Minimum of 5 years of experience in building maintenance, with at least 2 years in a supervisory role
Skills and Competencies -
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and mechanical systems
- Excellent problem-solving skills and the ability to diagnose and repair complex issues
- Strong leadership and team management skills
- Excellent communication and interpersonal skills
- Proficient in using maintenance management software and other relevant computer applications

- Lead and supervise a team of maintenance technicians and other staff
- Assign tasks and monitor the performance of the maintenance team
- Conduct regular training sessions to ensure team members are up-to-date with the latest maintenance techniques and safety protocols
- Develop and implement preventative maintenance programs for building systems and equipment
- Perform routine inspections of the building’s mechanical, electrical, plumbing, and HVAC systems
- Diagnose and repair issues with building systems and equipment promptly
- Coordinate with external contractors for specialized repairs and maintenance work
- Ensure all maintenance work complies with local, state, and federal regulations and safety standards
- Maintain accurate records of maintenance activities, inspections, and repairs
- Conduct regular safety audits and inspections to identify and address potential hazards
- Assist in the preparation and management of the maintenance budget
- Track maintenance expenses and ensure cost-effective solutions for repairs and maintenance tasks
- Develop and implement plans for future maintenance projects and upgrades
- Respond promptly to maintenance requests from residents
- Communicate effectively with residents regarding maintenance schedules and any disruptions
- Foster positive relationships with residents, addressing their concerns and ensuring their satisfaction with building services
