Area Director Engineering
LOCATION :
This position supports 5 hotels in Redondo (Marriott Residence Inn, Hilton Homewood Suites, Hilton Garden Inn) and Hawthorne (Courtyard and TownePlace Suites by Marriott).
JOB OVERVIEW :
Responsible for all aspects of the Maintenance department to include the proper operation, maintenance, and repair of all heating, ventilation, refrigeration, plumbing, electrical systems, and mechanical equipment.
Develop, coordinate, and monitor a preventative maintenance program to ensure the safety and comfort of all staff and guests.
Supervise, train, and manage all maintenance staff.
REPORTS TO : General Manager, Assistant General Manager.
SUPERVISES : All Maintenance Staff.
WORK ENVIRONMENT :
Engineering work shops and all areas of the hotel, including hotel grounds and parking lots.
Job involves working :
- Under variable temperature conditions (or extreme heat or cold).
- Under variable noise levels.
- Outdoors / indoors.
- Around fumes and / or odor hazards.
- Around dust and / or mite hazards.
- Around chemicals.
KEY RELATIONSHIPS :
Internal : General Manager, Maintenance staff and all hotel personnel.
External : Hotel guest and visitors, equipment / supply vendors, city inspectors, local fire department, building trade contractors, service contractors, and other hotel Chief Engineers or maintenance personnel.
QUALIFICATIONS
Essential :
1. High school graduate or equivalent vocational training.
2. 3 years training as a stationary Engineer.
3. 2 years supervisory experience.
4. Working knowledge of :
a) Plumbing codes
b) Electrical codes
c) Federal / local fire codes
d) Local mechanical codes
e) Water treatment programs
f) Blue prints, plumbing, and wiring schematics
g) Power and hand tools, meters, etc. as it relates to the technical trades
5. Knowledge of all mechanical equipment critical to the operation of the building.
6. Fluency in job related English both verbal and non-verbal.
7. Provide legible communication and directions.
8. Compute basic math calculations
9. Ability to :
- Prepare budgets and ensure cost controls.
- Enforce hotel's standards, policies, and procedures with engineering staff.
- Prioritize and organize work assignments; delegate work to Supervisors and staff.
- Direct performance of staff and follow up with corrections where needed.
- Instruct / direct staff in the operation, maintenance, and repair of equipment.
- Ascertain staff training needs and provide such training.
- Be a clear thinker, analyze, and resolve problems exercising good judgment.
- Work well under pressure.
- Understand guest inquiries, provide quick responses, and interact positively.
- Trouble-shoot and find alternative solutions in emergency situations.
- Ensure security and confidentiality of all hotel information.
- Interact positively with hotel personnel and provide prompt solutions to problems.
Desirable :
1. Any building trade license / certificate from the state the hotel is located in.
2. 1 years apprenticeship in stationary Engineers program, or 3 years experience as maintenance stationary Engineer.
3. Ability to communicate in a second language, preferably Spanish.
4. Computer literate.
PHYSICAL ABILITIES
Essential :
1. Exert physical effort in transporting up to 100 lbs.
2. Endure various physical movements throughout the work areas.
3. Reach 5 feet.
4. Remain in stationary position for 8 hours throughout work shift.
5. Satisfactorily communicate with guests, management, and co-workers to their understanding.
ESSENTIAL JOB FUNCTIONS
1. Maintain complete knowledge of and comply with all departmental policies / service procedures / standards.
2. Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
3. Anticipate guests' needs, respond promptly, and acknowledge all guests, however busy and whatever time of day.
4. Maintain positive guest relations at all times.
5. Greet guests using the 15 / 5 rule.
6. Resolve guest complaints, ensuring guest satisfaction.
7. Monitor and maintain cleanliness, sanitation, and organization of assigned work areas.
8. Utilize designated preventive maintenance program of all-building equipment and guestrooms, including the training of the Engineering staff on the management of such a program.
9. Maintain inventory of all parts and supplies.
10. Purchase all parts, supplies, tools, and equipment related to engineering, through direct contact with sales representatives.
11. Ensure the proper operation, maintenance, and repair of :
- Heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
- Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves as well as all refrigerant lines and devices used to control temperatures.
- Air compressors along distribution lines and all valves and devices for air control.
- Natural and manufactured gas and distribution lines, including all valves and control devices.
- Water filters, softeners, pipes, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, as well as supply lines and water lines.
- All types of motors or engines used to power pumps, compressors, and fans.
- All types of locks, keys, and locksmith related duties.
- All electrical work and repairs.
12. Coordinate the maintenance repair and installation of carpentry work, and those duties related to carpentry.
13. Develop, recommend, and direct the operation, policies, procedures, plans, and programs of the Engineering department.
14. Conduct a 2 week formal training program on the required job functions with criterion expected and department orientation with new hires.
Conduct ongoing training with existing staff.
15. Administer legally required employment practices such as performance and aptitude reviews.
16. Prepare and adjust weekly work schedules in accordance with staffing guidelines and labor forecasts.
17. Adjust work goals and schedules throughout the week to meet the business demands.
18. Coordinate breaks for staff.
19. Inspect grooming and attire of staff; rectify any deficiencies.
20. Assign duties and work responsibilities to staff members.
21. Authorize requests for vacation / sick leave, holidays for staff members, leaves-of-absences, schedule changes, overtime, salary increases / reductions, purchase orders / requests (POs), and expenditures.
22. Monitor staff performance in all phases of job functions ensuring that all procedures are carried out to departmental standards;
rectify any deficiencies with respective personnel.
23. Approve bills and invoices, statements, checks, budget data, employee transfers / promotions, training manuals / programs, and work orders.
32. Compare and resolve discrepancies between :
a) Actual and budget figures
b) Contracts, data, and products not compliant with product standards
33. Enforce safety regulations.
34. Investigate accidents.
35. Assist Engineering staff.
SECONDARY JOB FUNCTIONS
1. Plan capital expenditures.
2. Conduct monthly department meetings.
3. Attend designated meetings.
4. Interview Engineering applicants.
5. Follow up on projects and assignments given by the General Manager.
6. Network with other hotel Chief Engineers. Attend association meetings and functions.
