General Summary :

This Senior Automation Analyst position provides advanced level informational technology and energy management services for Metro Health Facilities Management under direction and supervision of the Manager - Maintenance to ensure comfortable, efficient, continuous, and compliant facility operation.

Requirements :

  • Bachelor’s degree in Mechanical, Electrical Engineering or HVAC / R Engineering Technology required.
  • Ten years of maintenance, engineering and / or facility automation experience.
  • Minimum three years of demonstrated ability in healthcare engineering and maintenance or food processing licensed facility engineering and maintenance or ten years of demonstrated ability in commercial building maintenance or construction.

Will also consider service in Military Occupational Specialty (MOS) in engineering or related field.

  • Valid Michigan driver’s license without restriction affecting performance of job responsibilities; or another State as long as a Michigan license is received in accordance with State of Michigan guidelines for individuals moving to this state.
  • Must have certificates of training in at least three of the following : Trane Tracer Ensemble Operation.Trane Tracer Synchrony Operations.

EcoStructure Power Monitoring Expert (PME)Controls Communication TechnologyEPA Section 608 Technician CertificationSwisslog Pneumatic Tube System or similar Pneumatic Tube System

  • MECH Senior Health Care Mechanic Certification or obtain certification within 30 Months of employment.
  • Must be able to create and modify sequences of operation for improved energy efficiency of HVAC equipment and other mechanical, electric, and pneumatic systems.
  • Must have experience and understanding of servers and personal computers with their peripheral devices such as monitors, printers, scanners, modems, and storage drives.
  • Must have experience and understanding of Windows 10,7, XP, NT, Microsoft Office products.
  • Must have significant knowledge of Accruent TMS Computerized Maintenance Management System software or similar Computerized Maintenance Management System software and be able to interpret, report and synthesize data from the CMMS system.
  • Must have significant knowledge of the Versatrack Refrigeration monitoring software or similar Refrigeration monitoring software and be able to manage users, notification policies, and VFC audit reports.
  • Must have advanced competencies in electrical and electronic controls associated with building systems, such as lighting control systems, variable frequency drives, starters, etc.
  • Must have comprehension of complex sequences of operation associated with HVAC systems, both major systems and terminal units.
  • Able to verbally communicate fluently with individuals at all levels inside and outside the organization. Must be able to effectively communicate, read and construct written communications in English with building owners, managers, developers, as well as architects, engineers, consultants, vendors, contractors, utility providers, authorities having jurisdiction, and individuals at all levels within Metro Health.
  • Must be able to read and write specifications and prepare drawings and documents adequate to communication scope, schedule, and budget;

  • Advanced mechanical and electrical troubleshooting skills and experience.
  • Excellent communication skills and operate with integrity under minimal supervision. Must possess strong multi-tasking, time management, leadership and decision-making skills and be self-motivated, energetic and possess a positive mental attitude.

Must be a team player and be able to assist others whenever necessary in providing a high degree of customer service.

  • Preferred advanced knowledge and understanding of facility automation hardware, architecture, and protocol, construction, building utilities, mechanical equipment, and HVAC systems.
  • Preferred to have building commissioning, retro commissioning, and fault detection experience.
  • General maintenance mechanic hand tools are required. Rolling toolbox and battery-operated drill are provided. Shop is equipped with welders, grinder, band saw, table saw, drill press, pipe threader, oxyacetylene torch, pipe wrenches, circular saw, vacuum cleaners, step ladders, testing equipment, etc.

Essential Functions and Responsibilities :

  • Implements, installs and writes building automation programs, codes, and sequences of operation, updates, monitors, evaluates, maintains, and services all automated facility systems including but not limited to : Building Automation and Energy Management Systems : Tracer Summit, Tracer Ensemble, Honeywell and Tridium, Power Logic and Energy Monitoring Systems, HVAC and Refrigeration Controllers, Card and Keypad access controls, Lighting controllers, Pneumatic Tube System, Clock Systems, Security and fire alarms, Versatrak critical environment monitoring hardware and software
  • Provides advanced technical direction and support to design professionals and contractors, Facilities Management department staff and coordinates directly with all other clinical and non-clinical departments.
  • Interpret, modify, and write software to control HVAC systems and equipment.
  • Utilize the department Building Automation System (BAS) as well as other

automated equipment systems to view conditions, identify concerns, troubleshoot issues, respond to alarms, modify schedules, change values, and decommission as well as install replacement sensors, controllers, and devices, etc.

with appropriate coordination with applicable HVAC and Maintenance Technicians.

Maintains, optimizes, modifies, and updates current computerized maintenance management (CMMS Currently four rivers TMS) and evaluates options and alternative systems to maintain an effective, efficient system.

Maintains and updates assets, instructions, schedules, codes, reports, etc. to maintain an accurate, useful database for all facilities.

Accurately complete all required documentation including but not limited to the Infection Control Risk Assessment, Alternative Life Safety Measures, etc.

for compliance with Metro Health policies and procedures and other authorities having jurisdiction including but not limited to Health Care Facilities Accreditation Program, Centers for Medicare and Medicaid Services, State of Michigan, City of Wyoming, etc.

  • Accompany, assist, and coordinate vendors and contractors providing services within or upon Metro Health facilities. With approval research vendor / contractor capabilities, develop specifications, obtain, and analyze quotes, schedule work and coordinate contract services.
  • Review and develop effective processes, procedures, and policies. Assist in development and planning of maintenance improvement and or repair projects from concept through completion including investigation, design, budgeting, scheduling, infection control risk assessment (ICRA) compliance, implementation, startup, and final review / documentation.

Independently manage projects being conducted by both staff and contracted service providers including development of specifications and requests for proposals, review of proposals and submittals, and management of scope, schedule, and budget.

Attend, participate, and lead where appropriate planning and coordination meetings as directed across a wide spectrum of project assignments.

Mentor and train all Facilities Management staff to improve their technical skill and knowledge as well as process and procedural skill and knowledge.

Provides first contact’ technical support and reviews quality of work-in-progress as well as completed work of Maintenance Mechanics and provides feedback to staff as well as the Manager - Maintenance.

  • Complete preventative maintenance and corrective work orders including investigating the requirements and troubleshooting the problem(s) to determine the best solution.
  • Monitor inventory and request both stock and non-stock parts, maintain parts rooms along with tool and equipment storage areas in a clean and organized manner.

Work with purchasing coordinator to select and establish quality, grade, PAR level, etc. of inventory.

  • Continuously looks for and suggest ways to improve the procedures and performance of the maintenance department. Continuously improves existing knowledge and skills and expand experience and familiarity with our facilities and equipment whenever possible.
  • Inspect both visually and through the use of technology the grounds, buildings and equipment to assess condition and operation, level of preventative maintenance, and detect conditions needing maintenance and repair;

prepares documentation, reports and work requests from inspections. Conduct root cause analysis of failure and develop solutions.

Develop scope, prepare specifications, and other detail necessary to complete work for approval.

  • Stay current on and follows Department policies, procedures, and instructions. Including but not limited to creating and or making procedures.
  • Transport self / others to worksite, load / unload / pickup / deliver department stock / materials / tools / equipment, transport a variety of furniture / fixtures / equipment for other departments utilizing appropriate transport equipment including dollies, pallet jacks, hi-lo, motorized non-highway vehicles and motorized highway vehicles.
  • Maintain regular and predictable attendance. Respond timely and report to work for call-in, call-back, and telephone and other electronic requests for information both on and off-shift.

Attend mandatory meetings and training sessions whether they occur on / off-shift. Work extended and flexible hours when required including evenings, nights, weekends, and holidays to access restricted areas and respond to non-clinical emergency requests and department absence and call coverage.

  • Performs other duties as assigned.
