POSITION : (Full-Time, Non-Exempt)

COMPENSATION : Pursuant to CO regulations, if this job is performed in CO , the salary range is $28 - $32.45 per hour plus bonus potential.

SUMMARY

The is primarily responsible for responding to assigned facilities related tasks and projects at various multifamily communities within the Remote Services program (ie.

Denver metro). This is accomplished by ensuring that all maintenance issues and projects assigned to them at any participating communities are resolved expertly and efficiently.

RESPONSIBILITIES (Including but not limited to)

  • Follows practices for the safe operation, maintenance and repair of all facility equipment, including compliance with health, safety and OSHA programs, policies, procedures, reports.
  • Responds to work orders and project tasks in a timely manner, which may include after hours on-call maintenance requests and emergency response projects.
  • Assists with the inspection of public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained.
  • Follows Cardinal Group, city, state, federal, and EPA air conditioning and refrigeration record keeping requirements. Ensures procedures are met as to the maintenance, service, repair, and disposal of air conditioning and refrigeration equipment and refrigerant for any related work orders or projects assigned to them.
  • Follows health department, city, state, and federal procedures, practices and record keeping requirements applicable to assigned work orders and projects.
  • Keeps storage areas, tools, and equipment secure at all times. Maintains a clean and safe working environment while on-site.
  • Participates in Cardinal U training as required.
  • Follows assignment scheduling protocols as set by their Team Leader which may include multiple site locations and projects per day.
  • Turns in and documents required information for the completion of and recording of completed projects or tasks as it relates to communicating to the Community and for any invoicing or billing purposes.
  • Follows all local, city, state, and federal driving laws and safety requirements.
  • Identifies and submits for review reports and inspection results regarding possible projects while on-site, assisting with the generating and creation of additional projects and tasks to the benefit of the community.

QUALIFICATIONS

  • 5-10 years of relevant commercial multifamily property m aintenance experience.
  • Must have excellent customer service skills, attention to detail and basic maintenance skills.
  • Working knowledge of pool service and maintenance required.
  • High school diploma or GED equivalent preferred.
  • Must have a valid Driver’s License and means of transportation.
  • Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts.
  • Must be able to work weekends and be available for on call emergencies.

While performing the duties of this job, the Team Member is regularly required to use hands to finger, type, handle, or feel and talk or hear.

The Team Member regularly required to stand; walk; reach with hands and arms, and climb, stoop, or squat. Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet.

The Team Member must be able to push, pull, lift, carry, or maneuver weights of minimum seventy-five (75) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Regular local travel may be required to assist properties as needed, attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Ideally, the work will be scheduled at one property for a full day or multiple days during the week but sometimes may require the team member to start the day at one property and go to another location mid day.
