Overview Vice President of Facilities Operations Job Description The Vice President shall have broad responsibility to management of Good Shepherd Services’ (GSS) facilities, real estate portfolio, capital planning, purchasing, and other assignments as may from time to time be provided at the direction of the Senior Vice President of Information Technologies and Facilities Management (SVP, IT & FM).
Reports to : Senior Vice President of Information Technologies and Facilities Management (SVP, IT & FM) Location : 305 7th Avenue, New York, NY 10001 Hours : 35 hours per week / Exempt Salary : $140,000 to $153,000 Yearly Major Duties : Developing and implementing a long-term real estate strategy and plan Staffing the Facilities and Housing Committee of the Board Serving as liaison to government agencies about asset management and monitoring of GSS facilities Real Estate and Facilities oversight of all GSS leased and owned properties Overseeing and monitoring on going and future capital projects Build and foster partnerships across business functions, programs, and departments Managing facilities including procurement of maintenance and other support contracts Develop operational goals, ensure they are clearly communicated to the team and stakeholders, and hold the team accountable that they are carried out Managing the capital and maintenance budget totaling approximately $4 million Supervising the Director of Facilities and maintenance staff in carrying out duties which include : Overseeing the cleaning and preventive maintenance of all GSS facilities and programs Overseeing all logistical services (i.
e. intro-office mail delivery and supplies, etc.) Ensuring that all systems (heating, plumbing, electrical, air conditioning, etc.
are in proper functioning order Inspecting facilities to ensure that they meet relevant building, health, and safety codes Managing GSS’s vehicle fleet Managing maintenance and repair projects at all facilities Negotiating leases and liaison with landlords Insuring compliance with GSS policy regarding competitive bidding Overseeing specification and bid process and providing project management of other construction or repair projects Assessing and managing GSS’s purchasing and inventory management systems for the Facilities Department Supervising contract negotiations for major categories of goods and services Strong communication skills : verbal and written Proficient in computer skills : Microsoft Word, Excel and Outlook.
Perform ad-hoc projects and other duties as assigned. Qualifications : Bachelor’s Degree in civil engineering or business administration, or real estate development / finance required.
Master’s Degree in engineering or business or real estate development / finance strongly preferred. Ten years of progressively responsible experience relating to management and supervision of property management or capital finance including subsidized real estate financed with low-income housing tax credits, tax-exempt bonds, New York City Capital, or New Market Tax Credits required.
Experience dealing with non-profit organizations, health care or universities a plus. Proficiency with applied property technology including energy management systems, computerized maintenance management systems (CMMS), work order management systems, equipment sensors and remote monitoring of building equipment desired.
Ability to provide effective resolutions for complex issues.
