Location

Candidates should be based in middle TN, ideally Nashville, TN. This person will mostly work from home, with occasional visits to our local offices in the Nashville area.

Will do some overnight travel, 10-20% at most.

I. Job Summary

The OMR Manager role owns all facets of the Market Area Open Market Residential (OMR) Line of business. The position requires the ability to identify, build, implement, and manage sales and marketing projects and programs to grow and retain our existing OMR customer base.

The role requires the ability to meet assigned sales growth targets for OMR. This role demands strong communication skills to coordinate OMR projects and programs with internal partners in Customer Service, Pricing, Operations, Maintenance, Billing, and the Market Area Leadership Team.

In addition, the role includes managing WM’s homeowner’s association (HOA) book of business, working with the Pricing, Sales, and Public Sector teams to identify prospective customers, and develop pricing and marketing plans that align with WM’s growth strategy for the HOA sector.

The role could include being responsible for negotiating contract terms with prospective customers, managing those relationships, and executing a disciplined growth retention strategy for existing customers.

II. Essential Duties and Responsibilities

To perform this job successfully, an individual must be able to perform and meet each of these essential duties at a high level.

  • Ability to identify Marketing business solutions that generate growth and customer loyalty. Assure that each program meets the desired return on investment.
  • Marketing background with expertise in social media (Twitter, Facebook, LinkedIn, Instagram) as well as direct customer / prospect campaigns.

Integrate full range of WM service offerings into OMR strategy.

  • Maintain and meet assigned revenue growth targets assigned to the OMR LOB. Forecast growth for our operational and maintenance partners.
  • Oversee efforts to reduce lost business due to customer late and non-payment of invoices.
  • Positively drive communication and accountability of OMR inside the Customer Experience department. Work with supervisor and team leads on new initiatives.
  • Clear and concise oral / written communication on OMR performance metrics as required.
  • Maintain and implement all corporate standardizations and best practices shared from Corporate OMR team.
  • Work with our Pricing department on growth strategies that demonstrate our profitable growth strategy. Complete understanding of all our ancillary service charges.
  • Manage marketing spend budget and track returns from all campaigns.
  • Establish and maintain a high level of communication with Public Sector Director and Sr. District Managers to assure (QOS) Quality of Service.
  • Ability to travel when needed for internal meetings or projects across the Market Area.
  • Update and secure HOA service agreements.
  • Establish and maintain a high level of customer satisfaction with the HOA book of business.
  • Increase revenue and profitability by executing sound pricing plans to improve the customers’ service and / or profitability.
  • Develop and execute a disciplined growth retention strategy for existing HOA customers. Effectively use Sales Force to manage HOA customer accounts.

IV. Qualifications

A. Education and Experience

Education : Bachelor’s degree (accredited) or in lieu of degree, High School Diploma or GED (accredited) and four years of relevant work experience.

Experience : Five years of prior work experience (in addition to education requirement) in Sales Management or Operations including at least one (1) year of Business to Consumer (B2C) marketing experience (with examples of past marketing campaigns) and at least two (2) years of sales experience where you were accountable to sales targets.
