Capstone Development Partners is a national student housing developer. We are searching for a local qualified individual to serve as our on-site Quality Control Manager at a project location in Golden, Colorado.

The Quality Control Manager will work closely with our Construction Manager and Development team to help oversee the Design Builder and insure their work complies with the project’s construction documents.

The Quality Control Manager (QCM) will support the work of the Construction Manager and will hold parties accountable for performing in accordance with contract documents while also maintaining positive and productive relationships with and between team members.

Quality Control will be performed in a pro-active manner so the design-builder can maintain the project schedule and avoid rework whenever possible.

This is a full time position through at least the completion of a specific project (Q4 2025). Additional / future projects / work will be considered and agreed to by the QCM hired and Capstone based on satisfactory completion of the initial project and existing backlog.

Duties and Responsibilities :

  • Review project drawings and specifications for completeness of scope and to help the Design Team identify miscoordinations / discrepancies.
  • Monitor and review reports of all 3rd party material testing and inspection firm to insure testing is done on time and as required per specifications.
  • Conduct and / or attend quality control meetings with design builder and subcontractor(s) as necessary.
  • Attend and assist Construction Manager’s planned bi-monthly construction progress meetings.
  • Observe construction work on a daily basis to verify that materials and equipment installed are in accordance with contract plans and specifications, issue field deficiency notices / memos to design-builder as appropriate, and verify and document all corrective work.
  • Coordinate periodic inspections by the design team and follow-up with design-builder on deficiencies noted by design team (Structural engineer, Architectural, Mechanical, Electrical and Plumbing engineers, landscaping architect inspections and building envelope consultant).
  • Monitor City and Fire Marshal inspections of design-builder’s work.
  • Track construction schedule and provide bi-monthly schedule reviews.
  • Advise the design-builder of any safety violations on site.
  • Participate in pay application and change order review and approval.
  • Document on-site or local off site stored materials.

Skills and Specifications :

  • Excellent computer skills (MS Office Suite : Excel, Word, PowerPoint, Outlook)
  • Strong eye for detail
  • Ability to fully understand and interpret architectural and engineering plans and specifications
  • Good communication and interpersonal skills
  • Team focused; works effectively and collaboratively in a team environment
  • Demonstrated knowledge of construction disciplines

Education and Qualifications :

  • College degree in Construction Management is preferred but not required.
  • Must have experience performing, overseeing and / or managing significant construction projects ($50m+), preferably multifamily projects.

Salary :

Salary range is $125k - $150k contingent on experience and education.
