You will open, fund, balance, and close escrow files and coordinate with sellers, buyers, lenders, and realtors throughout the closing process.
Your specific duties will include preparing documents, clearing titles, ordering beneficiary statements, and disbursing funds for property expenses.
You must also determine what legal deeds are needed to complete a transaction and ensure that all parties have properly signed and filed the necessary closing documents.
You must have five or more years of real estate closing experience as an escrow officer, with in-depth knowledge of the real estate transaction process.
The successful applicant must also possess the specific math skills needed to calculate interest, taxes, and commissions accurately.
Escrow Officer Duties and Responsibilities
- Prepare real estate closing documents
- Clear titles
- Order beneficiary statements and demands
- Manage disbursement for property expenses
- Determine what type of legal deed is necessary for the transaction, then ensure it is signed, notarized, and filed in the public record
- Knowledge and expertise in creating appropriate documentation for seller financing if needed in transaction
- Ensure regulatory compliance
- Work with the buyer's lender to coordinate the funding of the buyer’s loan for closing
- Assist with receptionist duties, such as answering phones and scheduling appointments
Escrow Officer Requirements and Qualifications
- High school diploma or GED (required)
- Post-secondary degree (preferred)
- Five or more years of experience with the real estate closing process
