Market Development Department

The Market Development (MD) team is responsible for 4 key functions within the North American business : 1) Market Strategy, 2) Site Selection & Acquisition, 3) New Site Development and 4) Preconstruction.

The team drives the business plans and execution of our geographic and vertical market expansions across North America. We are at the front-end of the process of ensuring we have the critical capacity required to meet the evolving requirements of our wholesale and hyperscale customer base.

We evaluate supply, demand, pricing, network, power, and a myriad of other factors when developing our market and site plans.

We then acquire sites that align with those plans. The team collaborates with Commercial Management, Sales, Solution Engineering, Design Engineering, Construction, Operations, Finance, and Senior Management along the way.

We also help ensure optimal revenue realization post-construction through development of commercial constructs and pricing that aligns to the objectives of both Vantage and our customers.

Position Overview

This role can be based in any of our US locations : Denver, CO; Phoenix, AZ; Santa Clara, CA; Atlanta, GA; or Ashburn, VA.

Vantage is looking for an ambitious, diligent, hands-on Master Preconstruction Scheduler to drive schedule and sequencing for perspective development opportunities across the company portfolio.

You will join the Preconstruction team in providing professional scheduling capabilities and enable Vantage to surface development and planning timelines, construction build durations, and analyze different variables and critical milestones in the property development life cycle.

You will have the outstanding opportunity to participate in early development and site selection planning providing input and support throughout the Site Selection and Development process.

You will support the New Site Development and Construction teams in providing professional schedule and constructability analysis.

Essential Job Functions

Assist with the generation of early-stage Development and Construction schedules, emphasizing the complexities of Data Center Development and what makes it unique to each individual project and region.

Gather market intelligence on resource availability, entitlements timelines, and optimization strategies supporting New Site Development (NSD) and Preconstruction (PRECON) across the North American Portfolio

Define activities and associated scope, durations, logic, and interface between activities.

Build, review, and analyze critical path schedules.

Represent a realistic and feasible planning approach for our two main internal customers - New Site Development & Construction.

Communicate effectively through clear and concise means appropriate to the project’s goals (verbal, written, graphically).

Monitor schedule performance data, develop sophisticated data analysis, and issue schedule reports required by management and project procedures.

Investigate and incorporate project constraints in planning effort.

Perform Time Impact Analysis and Claims analyzation.

Collaborate with Project Controls team members to understand critical construction durations impacting the development timeline.

Work with cross functional peers focusing on continuous improvement to our business processes.

Run schedule risk scenarios based on Monte Carlo and other risk analysis.

Work with vertical peers focusing on continuous improvement to our business processes.

Understand and handle competing priorities in a fast-paced environment.

Additional duties as assigned by Management

Job Requirements

Bachelor’s Degree in Construction Management, Quantity Estimating, Accounting or relevant functional subject area or equivalent combination of education and experience

Minimum 5-7 years of related experience

Data Center or Technical Commercial experience is strongly preferred, but not required.

Understand the Critical Path Method of scheduling theoretically and as it applies to projects.

Ability to understand and accurately interpret construction documents (drawings, specifications, contracts / general conditions) at all levels of design.

Expert knowledge of Primavera Scheduling Software (P6, latest Version) and MS Project.

Extensive experience using ProCore & PowerBI strongly preferred.

Green and brown field new construction experience preferred.

Knowledge of all engineering scopes, including electrical, mechanical, structural, and civil

Expert knowledge and experience of technical processes, engineering standards, state, and federal codes, analyzing data, generating reports for internal and external review and comment

Ability to interpret construction plans, drawings, sketches, and specifications

Extensive experience using Microsoft Office software tools, such as MS Project, Excel, PowerPoint, SharePoint, and Word, to be used in managing and reporting estimate throughput, status, and labor allocation

Travel required is expected to be up to 20% but may increase over time as the business evolves

Additional Details

Salary Range : $130,000 - $150,000 + Bonus (this range is based on Colorado market data and may vary in other locations)

Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
