POSITION : Lead Superintendent
REPORTS TO : Director of Operations
REQUIREMENTS : Possession of valid NYS Driver’s License
HS Diploma / GED
Criminal check approval (NYS / FBI)
GENERAL RESPONSIBILITIES :
- Maintains the main office building.
- Maintain the physical condition of numerous sites.
- Maintains relationships with other staff members.
- Maintains relationships with suppliers, vendors, and professionals servicing the company or property.
- Follows up on work assignments for efficient thorough completion.
- Maintains record to types and frequency of service requests received.
- Maintains inventory of equipment, tools, and supplies.
- Makes management-approved purchases of supplies, equipment, and services.
- Makes regular inspections of the property.
- Notifies management of maintenance problems and recommended solutions.
- Assists in the preparation of all maintenance-related records.
- Oversees move-in and move-out procedures with Program Director.
- Maintains updated preventative maintenance information. (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers)
- Knows the current condition of all vacant apartments and occupied apartments.
- Supervise Superintendent and acts as a role-model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property.
MAINTENANCE DUTIES :
- Obtains a thorough knowledge of power, water, and gas turnoffs, clean-out traps, fire extinguishers, and fire hydrants.
- Assists in all aspects of the property's maintenance, including grounds, custodial, preventative, corrective, deferred, and emergency maintenance.
- Maintains interior lighting.
- Repairs structural wear and damage to apartments.
- Cleans parking areas, sidewalks, alleyways, hallways, and common areas.
- Prepares vacant apartments.
- Paints.
- Services appliances, equipment, plumbing, electrical system, etc.
- Picks up trash on the property.
- Cleans garbage area.
REQUIREMENTS :
- High school education or equivalent.
- Minimum of three years of full-time maintenance experience.
- Willingness to perform any task that is required.
- Good safety habits.
- Working knowledge of electricity, plumbing, and carpentry.
- Familiarity with HVAC systems and various appliances.
- Good communications skills.
- Confident, positive attitude.
- Ability to interact with a wide range of people.
- Must have own basic tools.
- Must have a car as travel amongst sites is mandatory
- Ability to work independently and availability on weekends as needed
- Bilingual preferred (Spanish)
- OSHA Certificate preferred
