PURPOSE OF CLASSIFICATION

The purpose of this classification is to perform highly skilled work related to the maintenance and repair of heating and air conditioning equipment in all county buildings;

and manual work functions associated with construction, maintenance and repair of county facilities, buildings, and equipment.

Work is performed under the general supervision of the Building Maintenance Supervisor.

MINIMUM QUALIFICATIONS

High school diploma or GED required, with experience in commercial HVAC repair, with; five years of experience in maintenance, operation and repair of heating and air conditioning equipment.

Three years of experience in general or specialized facilities maintenance / repair work, building construction or a related field;

or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.

Must possess and maintain a valid Georgia Driver's License and required to possess and maintain valid Refrigerant Type I certification.

ESSENTIAL FUNCTIONS

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

Performs general repair and maintenance work on buildings and related systems (e.g., air conditioning, heating, boilers, plumbing, electrical, lighting);

repairs / maintains appliances and equipment; inspects buildings and equipment to identify needed repairs.

  • Prepares estimates of time, materials and labor required for projects.
  • Coordinates departmental projects and activities in conjunction with private contractors, subcontractors, other county departments, outside agencies, and other related parties.
  • Performs highly skilled work related to the maintenance and repair of heating and air conditioning equipment in all county buildings;

does related work as required.

Performs routing and preventive maintenance tasks as needed (e.g., repairing lock systems; changing air filters, cleaning condenser coils;

changing light bulbs and ballasts; repairing / replacing door hardware; etc.

  • Test machinery, equipment, and parts for proper operations.
  • Operates a variety of equipment, machinery and tools associated with construction, maintenance and repair of county facilities (e.

g., motor vehicle, dump truck and other heavy equipment, man lift, bucket lift, HVAC systems, boilers, pumps, exhaust fans, water heater, cement mixer, planer, cutting torch, power saw, skil saw, router, drill, drill press, spray guns, pick axe, shovel, transit, mechanic tools, carpentry tools, plumbing tools, electrician tools, drafting instruments, etc.).

  • Determines materials and supplies needed for projects; coordinates availability of necessary materials.
  • Maintains inventory of departmental equipment, materials, and supplies; initiates request for new or replacement materials.
  • Completes various forms, reports, work orders, or other documents; forwards as appropriate or maintains for reference.
  • Receives various reports, forms, diagrams, and other documentation; reviews, processes of forwards as appropriate; maintains documentation for reference.
  • Reads / interprets blueprints, architectural plans, construction drawings, and electrical diagrams.
  • Creates Maintenance schedules and verify that work has been completed.
  • Monitors personnel that perform routine maintenance on equipment.
  • Creates replacement schedule on current equipment across the County.
  • Helps supervisor create and prioritize budget for new and current equipment.
  • Communicates via telephone and / or two-way radio; provides information; takes and relays messages and / or directs calls to appropriate personnel;

responds to requests for service.

Responds to routine requests for information or assistance from members of the staff, the public or other individuals.

Typical Tasks :

Checks and maintains heating and air conditioning systems and refrigeration systems.

Establishes and maintains preventative maintenance system, keeps daily work and time reports.

ADDITIONAL FUNCTIONS

Operates / maintains a motor vehicle in conjunction with performance of duties.

Performs miscellaneous tasks / errands as assigned (e.g., running cables, wires, telephone lines; moving furniture; assembling equipment / furniture;

hanging pictures; etc.).

Performs general cleaning / housekeeping tasks associated with conducting repair projects and maintaining shop areas.

Provides assistance to other positions as needed.

Performs other related duties as required.

  • Considerable knowledge of the methods and practices involved in installing, repairing, and maintaining a variety of HVAC installations, equipment and appliances, fire and safety requirements for gas installations, combustion, blues, and boilers;
  • considerable knowledge of possible defects and faults in plumbing and gas systems and heating and air conditioning appliance;

basic knowledge and understanding of commercial multi-zone HVAC units. Basic understanding of solid-state controls and load analysis.

Thorough knowledge of maintenance methods and tools related to heating and air conditioning; ability to read and follow blueprints, related to heating and air conditioning;

ability to coordinate and assist in the activities of electricians, plumbers, and other maintenance personnel.

Operate computer software as pertaining to HVAC systems.

Requires the ability to complete forms and to write basic job-related documentation with proper format, punctuation, spelling and grammar, using all parts of speech.

Requires the ability to speak with and before others with poise, voice control, and confidence using correct English and well-modulated voice.

INTELLIGENCE : Requires the ability to learn and understand basic mechanical, electrical and construction-related principles, and techniques;
