General Duties
- Regularly inspect buildings, equipment, and systems to identify maintenance needs.
- Carry out preventative maintenance to prevent downtimes of equipment and amenities.
- Perform minor repairs and replacements in areas such as carpentry, electrical work, HVAC, plumbing, and flooring.
- Carry out demolition / construction or repair of walls, floors, partition, and other structures.
- Carry out paint jobs in common areas and touch up as required, use methods to prepare surfaces by sanding, brushing, and applying coating materials.
- Ensure electrical systems are safe and functional
- Respond to requests for service and maintenance.
- Regularly inspect and maintain pool equipment (pumps, filters, heaters).
- Operate machinery (tractors, barges, mowers, weed eaters, blowers, etc.).
- Repair or replace broken fixtures including faucets, toilets, sinks, sprinklers, etc.
- Maintain inventory of supplies.
- Apply pesticides, herbicides, and other chemicals while utilizing assigned PPE and following MSDS instructions.
- Move heavy objects and perform physical labor.
- Carry out electrical repairs, i.e., lighting fixtures; remove, replaces, tightens, splices, solders, and insulates defective wiring, controls, equipment, and fixtures.
- Carry out plumbing repairs by removing, replacing, defective parts of utility, supply, and disposal systems, such as sections of broken tile pipe and leaky drains.
- Operates various machines and tools including cement mixers, jack hammers, hand tools, power tools, air compressors, propane burners, chain saws, compactors, and portable pumps.
- Clear debris, silt, and organic matter from culverts to ensure proper water flow and address any flow disruptions caused by obstructions.
- Check for signs of deterioration, damage, or soil erosion around culverts, storm drains, and trench drains / swale.
- Identify structural defects and safety issues, such as potholes, cracks, and surface erosion.
- Repair road damage, including patching broken or eroded pavement, fixing guardrails, road markers, signs, etc.
- A thorough knowledge of general maintenance procedures along with a skill set that includes basic proficiencies in some or all of the following : plumbing, carpentry, HVAC, electrical / mechanical systems
- Valid First Aid and AED certification would be an asset
- Proficient in MS Office applications (Word, Excel, Power Point)
- Knowledge of basic internet and email operations
- Ability to perform and manage technically complex projects using independent judgment and personal initiative
- Strong oral and written communication skills
- Strong customer and interpersonal skills are essential
- Aptitude for organizing tasks, managing time and prioritizing projects
- Must exhibit sound judgment, tact, courtesy on a daily basis, and have excellent rapport with staff members.
- Ability to develop strong relationships with other internal departments
- Excellent time management and task tracking skills
- Adherence to Safety policies and standards and OSHA guidelines.
- Ability to work in a fast paced and results driven environment.
- Learn quickly, understand / follow instruction and adapt to new problems and situations.
- Ability to meet all safety and physical requirements of the job.
- Ability to present professional appearance and behavior in accordance HROA policies.
Education, Experience, and Skills
- High School Diploma or GED equivalent.
- 1+ years of maintenance experience (eg. Using tools, operating equipment, etc.)
- Experience operating equipment such as Backhoe and Bobcat.
- Mussel Inspection Certification or ability to obtain within 6 months of hire.
- Valid Driver’s License (California or license recognized by the State of California)
Physical Demands and Work Environment
Ability to walk, stand, sit, kneel, push, stoop, reach above the shoulder, grasp, handle, feel, pull, bend repeatedly, climb stairs, balance, see with aid, identify colors, peripheral vision, hear with aid, write, count, read, speak, analyze, alphabetize, lift, and carry up to 50 lbs.

- Must be able to competently and legally operate a vehicle in the State of California to visit locations within the community.
- This position will be performed primarily outside and may require prolonged periods of standing, walking, climbing, and lifting.
- Tasks may involve pushing or pulling objects, such as carts, machinery, or materials.
- This position may expose workers to rain, wind, extreme temperatures, or other challenging weather conditions.
- Working closely with others and working alone.
- May require occasional weekends and holidays as requested.
- Equipment (machines, tools, devices) used in performing the essential job function include but not limited to computers and related equipment, calculators, copiers, fax machines, phone, and vehicles.
- Must be mentally alert and detailed orientated with good reasoning skills.
- Must be able to read well enough to see obscure or faint printing with or without corrective lenses.
- Physical ability to move about on foot to accomplish tasks related to the position.
