Position Summary :
Supports property operational activities and projects including janitorial, landscaping, HVAC maintenance, lighting / electrical, roof maintenance, parking lot maintenance, general building repairs, and other projects as directed for a portfolio of neighborhood & community shopping centers.
Job Duties :
- Performs regular documented on-site property inspections to achieve the highest standards of cleanliness, appearance, and safety.
- Ensures optimal functioning of building and grounds infrastructure including HVAC, fire / life safety equipment, vertical transportation, electrical equipment, concrete, stucco and paver conditions, etc.
immediately handling any deficiencies noted.
- Provides day-to-day leadership and supervision of assigned maintenance technicians, service vendors, and contractors.
- Supervises and schedules preventative maintenance programs.
- Schedules and coordinates work orders and maintains the quality of work performed. Maintains the integrity of the work order system.
- Develops scope, request for proposals, and contracts for all projects and services including Capital Expenditures.
- Provides support and input for annual expense budgets and monthly expense forecasts. Provides all necessary reporting accurately and within deadlines.
- Maintains Environmental and Hazardous Communication Program in compliance with the law.
- Maintains Vendor and Contractor files. Tracks contract expiration dates and works with Operations Coordinator to ensure valid vendor insurance at all times.
- Develops processes and programs for identifying, qualifying, and utilizing competent new vendors in a cost effective manner.
- On call 24 hours per day, 7 days a week in order to handle operational concerns.
Minimum Qualifications / Other Expectations :
- 5+ years in operational / facilities management.
- Demonstrated staff supervision capabilities.
- Possess a high degree of organization and ability to prioritize multiple tasks simultaneously.
- Strong verbal and written communication skills.
- Highly proficient in Microsoft Word, Excel, and Outlook.
- Work with little or no supervision.
- Team player with excellent interpersonal skills, able to work effectively with patrons, tenants, vendors, and team members at all levels of the organization.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
- This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
Compensation :
Base Pay Range : $91,900.00 - $128,700.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
