Maintenance Operations, a branch of the Facilities Operations and Maintenance Division, provides comprehensive maintenance services in support of the University’s operations.

Purpose

Performs journey level preventative maintenance, inspections, diagnostic testing, and repairs of mechanical systems in campus facilities.

Provide advanced journey level skilled work and project management associated with DDC and pneumatic HVAC instrumentation and controls systems to ensure efficient and effective operation of buildings.

Gather and record significant data used for retro-commissioning and the implementation of energy saving programs.

Responsibilities

Performs commissioning activities on existing building’s HVAC, heating and cooling systems. Develops and performs functional testing and calibration of building automation equipment.

Utilizes specialized test instruments to measure and verify data being transmitted to the building automation system including airflow, temperature, humidity and pressure.

Repairs or replaces mechanical, electrical and instrumentation systems as required.

  • Works with the other UT maintenance and energy groups to troubleshoot and resolve complex HVAC related building issues.
  • Collaborates with energy engineers, BAS analysts and energy managers to optimize building automation system programming and sequences of operation.
  • Assists in planning and executing Test Adjusting and Balancing projects including taking air flow measurements with a flow hood and performing pitot tube traverses of ductwork.

Properly records air flow and equipment data and creates accurate reports.

  • Interfaces with campus faculty, staff, engineers, vendors, and contractors to resolve building systems problems.
  • Uses construction drawings, technical documents and specifications to plan and execute projects and troubleshoot building issues correctly and efficiently.
  • Composes, reviews, and processes shop and project paperwork, including, but not limited to daily and final project summaries, time sheets, material requests, and work orders.
  • Works with the other UT maintenance and energy groups to troubleshoot and resolve complex HVAC related building issues.

Required Qualifications

High school or GED. Five years of journey-level experience with the installation, repair, maintenance and operation of pneumatic and DDC instrumentation and control systems.

Five years of experience in the maintenance, operation and repair of large commercial HVAC systems.

Preferred Qualifications

More than the required described experience. Experience with computerized service request systems. Demonstrated excellent communication

skills. Demonstrated excellent customer service skills. Proven ability to work with a team of multi-crafted trades people.

Five years of experience with test and balance procedures on air and water systems. Ability to properly use test instruments such as multi-meters, current loop calibrators, thermal imaging cameras, manometers, and ultrasonic flow meters.

Ability to make mechanical repairs such as the replacement of valves, steam traps, and actuators. Ability to replace , repair, calibrate, and configure DDC field devices such as temperature and humidity transmitters, air flow stations ,and differential pressure transmitters.

Ability to perform high level troubleshooting diagnostics on complex HVAC systems. Three years experience installing DDC systems.

International Society of Automation Certified Controls Systems

Technician (ISA CCST) Level 1 certification.

Salary Range

$58,066 + depending on qualifications

Additional Working Conditions :

This position and associated job duties have been designated as essential during extraordinary and emergency situations when the university is closed.

Essential personnel must maintain contact with their supervisor and report to work as regularly scheduled unless directed otherwise.

Required to operate an electronic device such as an iPhone, iPad, or laptop / desktop computer to perform and fulfill time reporting and work management requirements.

Work management requirements include receiving work assignments, updating work orders, and other functions as required.

  • May be required to work in confined spaces, manholes, tunnels, elevated work, extended shifts including nights, weekends, and holidays.
  • Considerable walking, standing, squatting, stooping, and moving of heavy materials and equipment in all weather conditions.
  • May be required to use of personal protective equipment (PPE) while performing duties.
  • May be exposed to loud noise, high dust and allergen levels.
  • May be required to lift up to 50lbs. Often required to twist, grasp, push, pull and bend.
  • Drive University vehicles. Maintain acceptable driver rating as established in Policy : UTS157 Section 2.5.4.

Work Shift

40 hours a week, five 8-hour days, or possible four 10-hour days with schedule to be determined with supervisor. Some overtime, evening, weekends, and holidays possible
