Primary Job Responsibilities :
In this role you’ll be responsible for the real estate investment and commercial development strategy for a large master planned community.
Drive placemaking initiatives through multifamily and mixed-use development to create a vibrant urban town center, as well as several village centers.
Identify, evaluate, and execute on- and off-market real estate investment opportunities, including sourcing partnerships with experienced developers, and evaluating new land acquisitions.
You will be responsible for planning, sourcing, negotiating and executing all real estate activities that are not directly tied to for-sale residential real estate.
- Investment Strategy Development : Develop and implement a comprehensive commercial, multifamily, retail, and land real estate investment strategy aligned with the overall master plan vision and desired shareholder objectives.
- Opportunity Sourcing : Proactively identify and evaluate on- and off-market real estate land investment opportunities, focus on commercial development, multifamily development, and a strong preference towards mixed-use development.
- Developer Partnerships : Source, evaluate, and establish strategic partnerships with experienced developers to execute on identified projects.
- In House Development : Begin to build an in-house vertical development arm. Source, evaluate, and establish capital and construction partnerships with experienced capital providers and general contractors to execute vertical development on identified projects.
- Due Diligence : Conduct thorough due diligence on potential land acquisition, retail, mixed use investments, including financial analysis, market research, and risk assessment.
- Project Management : Oversee the project lifecycle from acquisition to development and disposition, ensuring alignment with budget, schedule, and quality standards.
- Financial Analysis : Prepare and analyze financial models to assess investment returns, risk, and potential value creation.
- Market Analysis : Monitor market trends, demographics, and economic conditions to identify investment opportunities and assess project feasibility.
- Community Engagement : Collaborate with community stakeholders to understand their needs and preferences, ensuring that development aligns with the community priorities.
- Zoning : provide suggestions on how changes in zoning and entitlement can help adjust for changing market conditions
- Team Leadership : Act as mentor for a team of real estate professionals, providing guidance and support in the overall development of the master plan.
