We are committed to excellence and customer satisfaction, and we are seeking a driven individual to join our team. Job Description : As a Territory Project Manager, you will be responsible for overseeing all projects within your assigned 25-mile territory.
This role offers significant autonomy and the opportunity to take ownership of your projects. You will manage estimations, close sales, set up projects, and ensure they meet all codes and customer satisfaction standards.
If you have the skills to perform construction work, that's a plus, but a strong understanding of contracting and construction work is essential.
Key Responsibilities : Direct management of project teams. Understand and manage the contractual responsibilities of the client, professional service consultants, design consultants, and General Contractor.
Manage all project stakeholders to ensure they fulfill their contractual responsibilities. Coordinate city permit-related activities and liaise with structural engineers, soils engineers, and other relevant professionals.
Perform project coordination during the pre-design, design, construction, and implementation phases of assigned projects, and prepare necessary reports and documents as required.
Ensure successful completion of assigned construction projects within the constraints of the budget, schedule, and scope of work.
Manage the client relationship, ensuring regular and meaningful communications. Act as an active safety champion, facilitating clear and productive meetings and delivering on deadlines and promises.
Utilize daily project management integrated software (Procore) and PM tools (Bluebeam, MS Project, etc.) for all assigned projects.
Oversee construction project meetings, observe critical construction activities, and lead progress meetings and sub-contractor coordination meetings.
Provide regular portfolio reports, project updates, schedule updates, budget reconciliation, and other required reports.
Develop and monitor the critical path project schedule and execute according to plan for assigned projects. Communicate positive and realistic expectations to the project team and client.
Assist with the development of project proposals, review pricing and time extensions on all proposed changes, and resolve differences.
Foster a team approach between owner representatives, design consultants, and general contractors. Manage project closeout documents, including substantial completion requirements, warranties, lien releases, operations and maintenance manuals, and other final closeout requirements.
Work closely with the Operations team to coordinate design progress and construction activities. Conduct necessary site meetings, such as assessment walks, pre-bid walks, pre-installation, mockups, punch list walks, and other necessary construction site meetings.
Coordinate any planned utility shutdowns with the Facility Operations team and client. Review construction documents such as RFIs, submittals, GC / professional service proposals, contracts, and invoices.
What We Offer : Compensation : Competitive project-based payment plus a 15% commission for the first 6-12 months. After this period, transition to a salary of $80,000 plus 10% commission on each project managed.

Self-motivated with a strong sense of ownership and responsibility. A valid ID and driver's license. Willingness to obtain a general contractor’s license if not already licensed.
Preferred Qualifications : Experience in closing sales and managing customer relationships. Hands-on experience in construction work.
Ability to lead and supervise a team effectively. Proficiency in Microsoft Office applications. Relevant industry certifications (PMP, CCM, AIA, OSHA 30) are encouraged.
Physical Requirements : Ability to lift and carry items up to 20 pounds. Occasional walking on rough and uneven surfaces.
