Job Description The Maintenance Tech IV is responsible and accountable for providing Quality / No Harm, Customer Experience, and Stewardship providing superior quality, competitive value and outstanding service by providing and performing a variety of skilled maintenance duties including inspection, repair and preventive maintenance service to all buildings, grounds, and equipment;
and have a working knowledge of systems, equipmentand components throughout the hospital and various off-site locations. Primary Accountabilities
Preventive Maintenance : Inspects equipment and facilities for proper operation and working condition as indicated on Preventive Maintenance (PM) procedures.
Completes assigned PM's by their due date.
Must be able to interact with Patients, Visitors, Doctors, and Health First Associates in a professional and respectful manner.
Must be able to direct individuals to various locations throughout the facilities, and able to convey work that will need to be completed or has been completed.
Inspects equipment and facilities for proper operation and working conditions. Maintains routine records and determines type and extent of malfunction of equipment and, as necessary, adjusts, disassembles and repairs or replaces parts or components, reassembles and tests for proper operation.
Reports more serious problems to supervisory personnel for instructions or maintenance schedule.
- Perform a variety of skilled maintenance, alteration and repairs to machinery, equipment, or facilities.
- Must have general mechanical knowledge to service and make basic repairs to heating, air conditioning and refrigeration equipment including fans, motors, thermostats, dampers, and regulating controls, replace filters and fluids as necessary, and maintain routine records or repairs.
- Must have sufficient system knowledge to perform routine electrical maintenance, replacement or alteration of circuit wiring, switches and mechanisms.
- Must have sufficient knowledge to perform general plumbing maintenance, associated with potable water systems, and fixtures and sanitary plumbing pipes and fixtures.
- Performs and documents equipment repair, and tests new and repaired equipment before it is put into service, provide welding services for repairs and fabrication of metal structures.
- Fully responsible for the proper operation, cleaning, and lubrication of tools assigned.

- Trade school graduate or High School / GED with courses in blueprint reading, mechanical drawing and mathematics.
- Minimum of four years experience in comparable work is required. A current journeyman, HARV certificate or American Welding Society (AWS) Certification Card is required, or licensure is required.
- Must possess and maintain a valid State of Florida drivers license.
- Must provide and maintain common hand tools needed for the execution of duties. Job specific power tools will be provided.
- If not already BOMI certified, must complete the System Administrator and System Technician courses within a reasonable period of time (as defined by Superintendent, and / or Dept Director).
- Basic knowledge in the following : use of hand tools and common power tools related to maintenance, repair of mechanical devices and parts, basic carpentry, plumbing, HVAC and electrical work, and repair to acoustical ceilings.
