This position is responsible for implementing the strategy to improve the facilities that the Credit Union provides to partners and tenants of our buildings, including our Branches.
This individual will respond to common maintenance issues across our properties, including being able to address common property issues and coordinate with our subtractors for larger repairs and services.
NORMAL DAY-TO-DAY WORK
Prepare and monitor project schedule and budget; provide technical guidance and assistance on contracting and construction-related issues;
collaborate on design efforts, recommend construction documents for approval and provide oversight on overall maintenance programs.
- Coordinate, oversee and manage repair and maintenance work assignments performed internally as well as vendors and contractors performing building maintenance, landscaping and janitorial work.
- Manage Credit Union locations, including equipment, HVAC, plumbing, water and electrical systems in accordance with operating procedures.
- Audit and inspect buildings for appearance, repairs and maintenance work. Maintain communication with all staff to ensure they are notified, aware and updated on any Facilities related issue that impacts employees in their respective location.
- Oversee preparation of Requests for Proposal and selection of all contractors and subcontractors and monitor performance per vendor due diligence guidelines.
Administer approved service contracts to support facility needs.
- Work with appropriate vendors to ensure preventive and predictive maintenance on building and facilities. Evaluate for revisions regarding energy savings, cost reductions, man-hour reductions and operation of equipment.
- Closely monitor the quality of the building environment, including custodial services, building management support and building operations for the Credit Union and our tenants.
Make decisions to resolve client / partner issues and concerns.
Provide service and repair to property equipment, including basic electrical, plumbing, gas, fire and safety, HVAC, refrigeration, and interior / exterior paint.
Obtain and review price quotes for the procurement of parts, services and labor for projects for repairs that cannot be completed in-house.
- Maintain professional working relationships with all employees, visitors, vendors, etc. Utilize tact and experience-based knowledge to resolve complex member (internal and external) issues / concerns and operational issues by explaining policies and products while representing the Credit Union in a professional manner and maintaining positive member relations.
- Structure and implement a comprehensive departmental safety program to include implementation to all subcontractors and vendors that work with the Credit Union.
Partner with Risk Management to ensure company-wide compliance for safety, building codes and related Federal and State regulations.
JOB QUALIFICATIONS
Here are a few qualifications you MUST have to be qualified for this position.
- Minimum 7-9 years' experience in facilities management, and 1-3 years of management experience.
- Knowledge of federal, state and local laws governing commercial construction, building codes, maintenance, including OSHA, BOCA, NFC, ADA and related areas.
- Must be able to be on-call as needed, 24 / 7.
- PC proficient including Microsoft Office (Word, Excel, PowerPoint, Access, Outlook) and the Internet.
- Ability to function in a Consumer business office environment and utilize standard office equipment including but not limited to : PC, copier, telephone, etc.
- Ability to lift a minimum of 75 lbs. (file boxes, computer printer).
- Up to 50% in-state travel required, which includes overnights and weekends.
Here are a few qualifications we'd LIKE for you to have.
- BA / BS in business, project management, engineering or construction management or related field.
- OSHA 30 Certified.
- Certified Facility Manager (CFM), Certified Maintenance Reliability Professional, and or Energy Professional designation.
