This Service Manager will assist with supervising and training staff alongside the Community Manager.
Responsibilities :
- Keep precise records of preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, and ongoing work.
- Organize and maintain the maintenance shop, keeping an accurate inventory of equipment, tools, and supplies.
- Schedule and conduct regular safety meetings with staff, ensuring compliance with safety standards and immediately addressing any unsafe conditions on the property.
- Verify that all contracts, scopes of work, and insurance requirements are fulfilled before work begins. Oversee the project and authorize payment upon successful completion.
- Research, recommend, and hire maintenance contractors and vendors as needed, overseeing their work to ensure quality and compliance.
- Hire, train, motivate, coach, develop, supervise, and, when necessary, discipline or recommend termination of staff to meet the property's operational goals.
- Oversee and participate in the on-call rotation to ensure 24-hour emergency maintenance service and prompt response.
- Manage recordkeeping and reporting on a daily, weekly, and monthly basis.
- Report all major repair needs and requisitions to the manager before any funds are spent.
- Assist in developing, planning, and implementing the maintenance department budget, tracking overall financial performance.
Requirements :
Experience in residential property management
Experience in plumbing, HVAC, carpentry, and locksmithing
Valid Driver's License / Proof of insurance
Availability to be on call
Experience with Microsoft Office
