job_description.job_card.job_description2+ years’ experience as an Assistant Community Manager. LIHTC / Tax Credit Program knowledge required. Excellent communication skills and dedication to customer service. Solid track record of bookkeeping and rent collection. Thorough understanding of landlord / tenant law. Strong understanding of Fair Housing Laws. Superior interpersonal skills; ability to work with diverse personalities; tactful; mature and flexible. Resourceful and organized. Solid computer knowledge : Windows (Word, Excel), Internet and e-mail. Working knowledge of Yardi Voyager Property Management software. Resident relations and customer service Provide A+ customer service at all times Manage and promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and resolving service issues Serve as a resource center for residents on matters affecting community living and rent payments Organize and execute resident appreciation and retention events Maintain secured confidential files for each resident Answer phones, greet walk-ins and foot traffic Assist with leasing duties, including touring prospective residents Fiduciary responsibilities : handle all property funds; collect, post, deposit rents and other income Review resident files and ledger records to determine unpaid or late fees; communicate with residents about balances; implement delinquency collection procedures and enforce lease agreements Assist with Monthly Projection Reporting; inspect vacancies, make-ready apartments and models; inspect the property for policy violations, needed repairs and landscaping Meet regularly with Community Manager and Regional Manager to discuss performance Other duties as assigned Staff leadership : supervise property operations in Community Manager’s absence Support Leasing Consultants in leasing and ensure Fair Housing guidelines are followed Manage compliance file maintenance under the direction of Compliance and the Community Manager Adherence to Property Management Rules, Regulations and Guidelines Conduct business in accordance with company policies and applicable laws (Fair Housing, ADA) Follow eviction procedures and represent the property in court when required Essential staff; may be required to report to work per safety and business protocols Frequent sitting and walking Repetitive use of computer, keyboard, mouse, and phone Reading, writing, performing calculations, and verbal communication May work at elevated sites or on uneven ground Occasional squatting, bending, twisting, pushing, and pulling Culture Built on Purpose and Core Values — commitment to integrity, caring, and continuous improvement Comprehensive Benefits – health, dental & vision, 401(k), personal time off, paid holidays and more Growth opportunities and emphasis on promoting from within Development opportunities through online training platforms, classes, and one-on-one coaching Entry level Full-time Marketing and Sales

Responsibilities
- Assist in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence.
