What This Job Involves :
At JLL, we are seeking an experienced Lead Operating Engineer to supervise and direct our maintenance staff while overseeing the operation, inspection, and maintenance of mechanical, electrical, and plumbing systems across multiple facilities. In this key leadership role, you will perform inspections and repairs to property interiors and exteriors, including walls, flooring, fixtures, roofing systems, and lighting. We believe the most effective teams are built when everyone is empowered to thrive, and as the lead of our engineering team, you'll create an environment where technical excellence and operational efficiency meet. This Philadelphia-based position will require you to float between five local sites while providing oversight of direct reports in other locations, with quarterly travel to additional out-of-state facilities.
What Your Day-to-Day Will Look Like :
- Direct and perform maintenance service requests, ensuring work is completed efficiently with minimal disruption to building operations
- Supervise and implement comprehensive preventative maintenance programs with strategic scheduling to minimize service interruptions
- Order parts and equipment for repairs, maintenance, and new installations while maintaining proper inventory levels
- Provide hands-on training and supervision to develop your operations staff, including proper tool usage, basic maintenance procedures, safety protocols, and troubleshooting techniques
- Manage departmental budget effectively, ensuring appropriate control and utilization of resources
- Recommend and estimate facilities repairs and improvements for inclusion in annual budgets
- Conduct facility inspections and due diligence efforts, reporting conditions that impact client occupancy and operations
- Maintain compliance with all safety procedures and policies for hazardous materials handling
- Participate in ongoing technical, safety, and operational process training programs
- Respond effectively to emergencies and develop protocols for emergency response
- Ensure adequate inventory of tools and supplies through purchase order management and inventory control
- Recognize potential safety hazards and implement methods to eliminate them
- Complete additional duties and manage small projects as assigned by management
Required Qualifications :
High school diplomaTwo years of trades schooling in electrical system design, refrigeration, and HVAC5+ years of experience in facility / plant engineering maintenance and supervisionExperience with HVAC, fluid handling / pumping, fluid filtering, mechanical systems, welding, and electrical systemsStrong communication skills, both oral and writtenProficiency with basic computer applications including MS Office and email platformsValid drivers license and reliable transportationAbility to travel between multiple sites and manage remote teamsPreferred Qualifications :
Associates or Bachelors degree in facilities management or related fieldAdvanced certifications in HVAC, electrical systems, or facilities managementExperience managing multi-site operations and remote teamsBackground in budget management and resource allocationKnowledge of building automation systems and energy managementStrong problem-solving skills and attention to detailExperience with preventative maintenance program developmentAt JLL, we are collectively shaping a brighter way for our clients and ourselves.
