Leasing / Sales Consultant - Restore at Carolina Park
As the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a deep understanding of the community lifestyle. You will support marketing, events, and renewal efforts to achieve occupancy, revenue, and resident retention goals while delivering an exceptional living experience from first tour to long-term residency.
Job Description
- Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, following up with prospects, processing applications, conducting credit and background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
- Collects all pertinent information from prospective residents at move-in and records it appropriately.
- Updates market surveys to stay informed about current market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows policies related to concessions and other programs.
- Designs and executes marketing activities and events to drive traffic, including resident referrals and employer outreach, using internet marketing tools and other property-specific plans.
- Uses on-site property management software to track availability, traffic, leasing activities, and resident / prospect data.
- Ensures show units meet quality standards by inspecting marketing areas and communicating maintenance needs to staff, merchandising show units, and preparing the leasing office for daily activities.
- Supports lease renewal activities by preparing renewal letters and packages, coordinating with renewing residents, and ensuring timely execution of renewal documents.
- Responds promptly and courteously to resident and owner concerns, documents requests, and communicates with the appropriate team members.
- Provides strong customer service, engages with residents, answers questions, and acknowledges residents by name when possible.
- Attends community events and participates in outreach to drive traffic, referrals, and new business leads.
- Follow-up – Maintains an accurate prospect database, executes regular prospect follow-up, and coordinates follow-up deliveries as needed.
- Sales collateral – Maintains adequate supply of marketing and outreach materials.
- Maintains files and marketing materials for realtors and transition companies.
- Maintains copies of floor plans and related materials in both hard copy and electronic formats.
