Director of Asset Management
Status : Full-time, Exempt
Salary Range : $156,000 – $165,000 + Comprehensive Benefits
The Director of Asset Management oversees the physical and financial performance of a large affordable housing portfolio (3,000+ units), ensuring long-term viability, compliance, and alignment with organizational goals. This role leads capital planning, financial analysis, risk management, and asset strategy, while partnering with property management, compliance, and development teams. The Director manages staff, external relationships, and department operations, and serves as a member of the senior leadership team.
Responsibilities
- Ensure physical health of the portfolio through inspections, capital needs assessments, and capital improvement planning.
- Oversee financial performance, set benchmarks, review budgets / audits, and develop workout, refinancing, and rehabilitation strategies.
- Lead long-term asset planning, including annual asset management plans, financial modeling, rent / subsidy strategies, and compliance reporting.
- Manage risk and insurance programs, ensuring compliance with financing and regulatory requirements.
- Oversee commercial property management, lease negotiations, and third-party management relationships.
- Support new development sustainability and transition into operations.
- Lead and develop the asset management team, fostering professional growth.
- Represent the department to the board, external partners, and community stakeholders.
Qualifications
8+ years of asset management experience, including affordable housing; 5+ years in a supervisory role.Bachelor’s degree in real estate, business, planning, or related field (or equivalent experience).Strong knowledge of HUD, LIHTC, and other affordable housing regulations; capital planning and refinancing; portfolio financial planning.Proven leadership, analytical, and problem-solving skills; proficiency in financial and asset management systems (Yardi preferred).Preferred Qualifications
Graduate degree or advanced certifications (e.g., CPM, NAHP, CHAM).Knowledge of fair housing / landlord-tenant laws and local community context.Seniorities and Employment
