Tesoro Group is seeking an experienced Property Manager to join a long-term client's team to help over-see (1) property in New Prague, MN (56071). The ideal candidate will have 2 years' experience in property management, experience with affordable housing (section 8 / HUD). This role is contract to hire (90 days before conversion or can go direct hire for the right candidate) or can direct hire for the right candidate.

This role will be overseeing (1) property in New Prague that was built in 1981, 44 HUD / Section 8 units / 5 stories.

Salary : $22-$24 / hour DOQ. This role is contract to hire (90 days before conversion or can go direct hire for the right candidate) or can direct hire for the right candidate.

Schedule : Monday – Friday 8am – 5pm.

Job Duties and Responsibilities :

• Manage and supervise property managers and on-site staff.
• Ensure compliance with company policies and procedures, as well as local, state, and federal laws.
• Develop and implement strategies to improve property performance and tenant satisfaction.
• Prepare and manage budgets for multiple properties.
• Monitor financial performance, including income, expenses, and occupancy rates.
• Ensure timely collection of rent and other payments.
• Manage operating expenses and capital expenditure.
• Address tenant concerns and complaints in a timely and effective manner.
• Maintain positive relationships with tenants and property owners.
• Ensure compliance with fair housing laws and regulations.
• Oversee marketing and leasing efforts for multiple properties.
• Develop and implement strategies to attract and retain tenants.
• Negotiate and manage lease agreements.
• Conduct regular site visits to assess property conditions and operations.
• Prepare reports and presentations on property performance.
• Identify opportunities for growth and expansion.
• Stay up-to-date on industry trends and best practices.
