Job Title : Senior Consultant
We are seeking a highly skilled Senior Consultant to join our Real Estate Development team, specializing in program development, design and construction oversight, and project delivery. This role is ideal for a seasoned professional who can bridge the gap between development strategy and construction execution. You will serve as a trusted advisor to clients, ensuring their projects are designed for constructability, delivered on schedule, within budget, and compliant with all construction standards.
Responsibilities
Constructability & Design Oversight
- Lead constructability reviews during design phases to identify risks, inefficiencies, and cost-saving opportunities
- Evaluate architectural and engineering plans for alignment with design and construction best practices
- Provide feedback to design teams to optimize constructability, cost, and minimize change orders
- Review due diligence reports for compliance and interpret their impact upon the development
Client Advisory & Architect Management
Act as a liaison between clients and their architectural and engineering teams, ensuring design intent aligns with budget, schedule, and compliance goalsHelp clients manage design consultants, track deliverables, and resolve design-related conflictsFacilitate design coordination meetings and ensure timely approvalsParticipate in the creation of feasibility reports including assessing the current condition of existing facilities and creating programs for their renovation or replacementCoordinating between financing agencies and project consultants to ensure regulatory and lender complianceSchedule Management
Develop and maintain project schedules from pre-development through construction completion and stabilizationMonitor progress against milestones and proactively identify delays or risksCoordinate with contractors, consultants, and internal teams to keep projects on trackConstruction Compliance
Ensure projects adhere to local building codes, zoning regulations, and permitting requirementsEnsure projects adhere to financial application commitments and other overlapping regulations including accessibility, sustainability, affordability, and universal design requirementsReview contractor submittals and RFIs for compliance with approved plansReview change orders and provide opinions on cost and applicability to manage project contingencySupport clients in navigating inspections, certifications, and regulatory approvalsBudget & Cost Control
Conduct detailed reviews of construction budgets, including hard and soft costsAnalyze bids, change orders, and value engineering proposalsAdvise clients on cost implications of design decisions and construction strategiesReview payment applications on owner's behalf, and coordinate its approvalProject Leadership
Manage development-related project tasks including residential, commercial, and mixed-use residential projects, as well as K-12, higher education, and municipal projectsOversee completion of feasibility studies, risk assessments and design and construction related executionCoordinate planning, design, and construction phasesClient Engagement
Build and maintain strong relationships with clients and stakeholdersLead client meetings, compiling meeting minutes, reports and other deliverables as assignedBusiness Development
Assist in creating collateral for new business opportunitiesContribute to marketing and profile-raising activitiesSupport internal growth initiatives and mentoring junior staffQualifications
Bachelor's degree (Real Estate, Urban Planning, Finance, Architecture, or related field)2-5+ years in real estate development, consultancy, or project managementFinancial modeling, market analysis, project deliveryExcellent written and verbal skills; able to present complex ideas clearly
