We are seeking a skilled Controller to join our team and oversee the financial operations of our property management division. The Controller will play a pivotal role in financial planning, analysis, reporting, and compliance, ensuring accuracy, efficiency, and transparency in all financial matters. The ideal candidate will possess strong leadership qualities, strategic thinking, and a deep understanding of financial principles in the property management industry.
What You'll Do
Financial Reporting & Analysis
Prepare monthly, quarterly, and annual financial reports for all properties under management.
Conduct variance analyses and provide actionable insights into financial performance, trends, and forecasts.
Develop and maintain financial models to support business decisions and strategic planning.
Present financial results and recommendations to executive leadership and ownership groups.
Budgeting & Forecasting
Lead the annual budgeting process in collaboration with property managers and department heads.
Monitor financial performance against budget and provide variance explanations.
Forecast future financial outcomes based on historical data, market trends, and strategic goals.
Identify opportunities for cost savings and revenue enhancement.
Cash Flow Management
Manage company and property-level cash flow to ensure sufficient liquidity for operations and investments.
Oversee banking relationships, optimize fund transfers, and maintain appropriate reserves.
Forecast cash requirements and implement strategies to mitigate risk and support growth.
Financial Compliance & Controls
Ensure compliance with GAAP, federal and state regulations, and internal accounting policies.
Develop and maintain strong internal controls to safeguard assets and ensure accuracy in reporting.
Coordinate and prepare for annual audits; serve as primary contact for external auditors.
Evaluate and improve accounting systems, processes, and reporting structures.
Leadership & Team Management
Provide direction, training, and mentorship to the finance and accounting team.
Foster a culture of accountability, continuous improvement, and collaboration.
Collaborate cross-functionally with Operations, HR, and other departments to achieve financial and operational goals.
Participate in company meetings, leadership initiatives, and long-term strategic planning.
What We're Looking For
Bachelor's degree in Accounting, Finance, or a related field required; CPA preferred .
Minimum 5 years of progressive financial management experience , ideally within property management or real estate.
Strong understanding of financial principles, budgeting, forecasting, and variance analysis.
Proficiency in financial systems (ERP software, Excel, and financial modeling tools).
Excellent communication and presentation skills with the ability to simplify complex financial data.
Strong analytical, organizational, and problem-solving abilities.
Proven leadership experience in managing, developing, and motivating accounting teams.
Work Schedule
Full-time, exempt position.
Consistent and reliable attendance is essential.
Occasional evenings or weekends may be required based on reporting deadlines or audit schedules.
