job_description.job_card.job_descriptionCoordinate the execution of the activities associated with development and new construction projects by reviewing blueprints and specifications, inspecting work and overseeing contractors to ensure specifications and safety measures are met, and troubleshooting and resolving issues to ensure on-time and on-budget completion of work Monitor and manage the project budget by reviewing, reconciling, and approving vendor and contractor invoices, reviewing and analyzing financial statements and spending, reporting financial resource needs and issues, and complying with the Company's policies and procedures related to budgeting Develop, execute, and manage the project timetable and completion schedule by prioritizing tasks, accounting for anticipated and unanticipated delays due to weather or changes to specifications and plans, and make recommendations to resolve delay issues Supervise and oversee work performed at the construction site by monitoring contractors and manpower, inspecting completed work for compliance with safety standards and plan specifications, adjusting staffing levels as needed to stay on schedule and within budget, and addressing and resolving issues that impede progress Provide regular updates on the progress of construction projects to key business leaders, equity partners, and other contacts affiliated with the projects by preparing routine reports and other communications, and responds to requests for information, concerns, or questions about specific aspects of assigned projects in a timely fashion Assist in assembling the onsite construction team by selecting and assigning team members, engaging contractors and sub-contractors, and by managing their performance in accordance with Company policies, values, and business practices Complete various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary 3+ years of Superintendent experience on multifamily construction specifically, 5+ in construction overall Experience with Carpentry, MEP, and (preferably) ground up operations Proven track record of building and maintaining strong relationships with team members, subcontractors, and owners to foster an exceptional culture at the jobsite Ability to travel to jobsites ranging from Richmond to Charlottesville Network of local subcontractors preferred Base salary in the 110k – 140k / year range Monthly and quarterly bonus potential Comprehensive medical / dental benefits 401k with 6% match 19 days PTO to start Extensive room for growth Mileage reimbursement

- Our client is a global company in property management and construction services for high quality rentals, with a focus on multifamily complexes. - In this role, the Construction Superintendent (internally titled Finish Superintendent) will be responsible for projects from Richmond to Charlottesville. The Construction Superintendent will take over from top out onwards, and are responsible for overall onsite leadership, supervision, and technical management for construction finish operations. The ideal candidate will possess Superintendent-level experience in multifamily complexes worth tens of millions, with strong knowledge of Carpentry and MEP trades.
