Purchase Title Specialist for Beeline Title
We are seeking an experienced Purchase Title Specialist to join our growing team. The ideal
candidate will have a strong background in real estate title processing, with a particular
emphasis on lot take-downs, land development projects, and new home construction
transactions. This role requires exceptional attention to detail, strong organizational skills,
and the ability to manage multiple complex purchase files simultaneously. Beeline

Key Responsibilities
Process and coordinate all aspects of purchase title transactions from contract to
closing.
Review and clear title commitments, resolve curative issues, and ensure all title
requirements are satisfied prior to closing.
Manage lot take-down schedules and work closely with builders, developers, and
lenders to facilitate smooth closings.
Handle new build transactions, including coordination with builder representatives
and lenders for closing packages, payoffs, and final title policies.
Communicate effectively with agents, buyers, sellers, and internal teams throughout
the transaction.
Prepare and review closing documents for accuracy and compliance.
Maintain organized and detailed records of all title and escrow activities.
Ensure compliance with company policies, state regulations, and lender
requirements.
General Requirements
3+ years of experience in title, escrow, or closingspecifically with purchase
transactions.
Proven experience handling lot take-downs and new construction closings.
Strong understanding of title commitments, closing disclosures, and settlement
statements.
Excellent communication and customer service skills.
Highly organized with the ability to manage multiple files and meet deadlines.
Proficient in title software (e.g., ResWare, Soft-Pro, RamQuest, etc.) and Microsoft
Office Suite.
Experience working with builders, developers, and national homebuilding companies.
Knowledge of land development agreements, HOA documentation, and plat
recording processes.
Ability to thrive in a fast-paced, high-volume environment.
