Position Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities Personnel Management

Regular / daily onsite attendance is required

Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks

Complete weekly / daily office & maintenance staff schedules and assignments

Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary

Promote harmony and quality job performance through leadership

Ensure staff compliance with Company policies and procedures

Financial Management Aim to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies

Develop yearly operating budgets / forecasts

Monitor timely receipt and reconciliation of deposits, rent collections, and charges

Monitor timely receipt, reconciliation, and coding of vendor invoices

Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies & systems

Utilize effective leasing techniques; complete follow-up, signing / documentation of leases, and accurate reporting

Address resident complaints, concerns, and requests to ensure resident satisfaction

Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter)

Show, lease, and move in prospective residents

Administrative & Maintenance Management Ensure all administrative & leasing reporting is accurate and timely

Head emergency team for the property to respond to emergencies per guidelines

Maintain property appearance and ensure repairs are completed timely with regular inspections

Plan and utilize resources, equipment, and supplies economically

Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency

Education / Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience; or equivalent combination

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred

Ability to understand and perform on-site software functions; basic computer skills required

Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements Regularly communicate with others to exchange information; may require standing, walking, or sitting for extended periods; overtime, weekends, and night hours may be required for emergencies

Ability to move, lift, or carry objects up to 25 lbs; work in various environments and climates

License / Equipment Must have reliable transportation due to on-call / emergency requirement

Salary Range : $28 per hour to $30 per hour
