Position
COMMUNITY MANAGER – The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policy, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular / daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Prepare weekly / daily office & maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management : achieve NOI through cost control, revenue & leasing improvement; identify trends and recommend adjustments
- Develop yearly operating budgets / forecasts
- Monitor timely receipt and reconciliation of deposits, rent, charges; ensure timely submissions
- Monitor vendor invoices (receipt, reconciliation, coding)
- Ensure property closeout and accurate ownership financial reports
- Strategic Leasing Management : develop yearly marketing plan and utilize marketing strategies and systems
- Leasing techniques effective in obtaining closures, follow-up, lease documentation, and reporting accuracy
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management : ensure accurate, complete, and timely reporting
- Head emergency team for the property; respond to emergencies in line with company guidelines to minimize liability
- Maintain property appearance and ensure timely repairs; conduct regular property inspections
- Plan and utilize property resources, equipment, and supplies; obtain bids and manage contractors
- Direct and monitor maintenance, construction, and rehab activities to ensure quality and timeliness
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience; or equivalent combination of education and experienceCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to perform on-site software functions; basic computer skills requiredBasic knowledge of Fair Housing Laws and OSHA requirementsPhysical Requirements
Regular communication with others; able to work overtime, weekends, and night hours (emergencies)Stand or sit for prolonged periods; move between worksites as neededOccasional climbing of ladders, stairs, and navigating varying environments; lift and move objects up to 25 lbsOperate machinery or power tools and vehicles; work in various temperatures and outdoor conditionsLicense / Equipment
Reliable transportation required due to emergency on-call requirementSalary Range : $68,640 per year to $79,040 per year
