Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As on-site leader, you will supervise property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular / daily on-site attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly / daily office and maintenance staff schedules and assignments
- Address performance problems; document, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance of staff through support and leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Achieve net operating income goals through cost control and revenue & leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets / forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoices for timely receipt, reconciliation, and coding
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques effectively achieve closures; follow-up procedures and leases are documented and up to date
- Address resident complaints, concerns, and requests to ensure resident satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure administrative and leasing reporting is accurate, complete, and timely
- Head emergency team for the property; respond to property emergencies with staff and residents per guidelines to minimize liability
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness
- Maintain property appearance; conduct regular inspections and make-ready work orders
- Plan and utilize property resources, equipment, and supplies economically, including obtaining bids and working with vendors
- Oversee maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education / Experience
High School Diploma or Equivalent; Bachelor\u2019s degree preferred or four years of experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experienceCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to understand and perform on-site software functions; basic computer skills requiredBasic knowledge of Fair Housing Laws and OSHA requirementsPhysical Requirements
Regularly communicate with others, perform tasks that may involve wrist / hand movements, and work overtime, weekends, and night hours (emergencies)Occasionally remain stationary or move about to accomplish tasks; handle multiple environmentsOccasionally ascend / descend ladders, stairs, and climb to access work areas; lift up to 25 lbs; operate machinery or power tools; work outdoors in various conditionsLicense / Equipment
Must have reliable transportation due to emergency on-call requirementSalary Range : $21.00 per hour to $25.00 per hour
